<br />Exhibit B <br />Conditions of Approval <br /> <br />PSDR-184, Mario Lopez/Club Hilton Hotel <br />7050 Johnson Drive <br />May 12, 2004 <br /> <br />1. The sign details shall be in substantial conformance to Exhibit A, dated "Received <br />March 16,2004," on file with the Pleasanton Planning Department, except as <br />modified by the following conditions. Minor changes to the plans may be allowed, <br />subject to the approval of the Planning Director if found to be in substantial <br />conformance to the approved exhibits. <br /> <br />2. The proposed window sign shall conform to the dimensions as specified in Exhibit A, <br />dated "Received March 16,2004." The window sign shall be halo-illuminated. The <br />applicant shall provide a detail to the Planning Director for review and approval prior <br />to the issuance of a building permit. <br /> <br />3. The building-mounted signs shall be internally-illuminated channel letter signs. The <br />colors for the signs shall be royal blue (#3630-87) during the day and white (#2447) <br />at night. <br /> <br />4. The dimensions of the building signs shall conform to the size of the existing signs. <br />Specifically, the letter height shall be changed from the proposed four feet high to <br />three feet high. Prior to the issuance of a building permit, the construction drawing <br />shall reflect this change. <br /> <br />5. Light wash shall be provided to the western wall ofthe building. To prevent light <br />pollution, the western wall shall be illuminated by down light. Specifically, <br />illumination fixtures shall be provided above the proposed building sign, and <br />illumination shall be directed downward. The applicant shall provide a light wash <br />detail to the Planning Director for review and approval prior to the issuance of a <br />building permit. <br /> <br />6. The dimension of the monument signs shall conform to Exhibit A, dated "Received <br />March 16,2004." Landscaping, a combination of groundcover and perennials, shall <br />be planted around the monument signs. Prior to issuance of a building permit, the <br />applicant shall submit a landscaping and irrigation plan to the Planning Director for <br />review and approval. The said plan shall include the proposed planting materials and <br />irrigation. If sprinklers are to be used to irrigate the landscape area around the <br />monument signs, the sprinkler heads shall be directed away from the signs to avoid <br />water directly spraying onto the signs. The landscaping and irrigation plan is subject <br />to the review and approval of the Planning Director prior to the issuance of a building <br />permit. <br />
