Exhibit B Conditions of Approval PSDR-184, Mario Lopez/Club Hilton Hotel 7050 Johnson Drive May 12, 2004 1. The sign details shall be in substantial conformance to Exhibit A, dated "Received March 16,2004," on file with the Pleasanton Planning Department, except as modified by the following conditions. Minor changes to the plans may be allowed, subject to the approval of the Planning Director if found to be in substantial conformance to the approved exhibits. 2. The proposed window sign shall conform to the dimensions as specified in Exhibit A, dated "Received March 16,2004." The window sign shall be halo-illuminated. The applicant shall provide a detail to the Planning Director for review and approval prior to the issuance of a building permit. 3. The building-mounted signs shall be internally-illuminated channel letter signs. The colors for the signs shall be royal blue (#3630-87) during the day and white (#2447) at night. 4. The dimensions of the building signs shall conform to the size of the existing signs. Specifically, the letter height shall be changed from the proposed four feet high to three feet high. Prior to the issuance of a building permit, the construction drawing shall reflect this change. 5. Light wash shall be provided to the western wall ofthe building. To prevent light pollution, the western wall shall be illuminated by down light. Specifically, illumination fixtures shall be provided above the proposed building sign, and illumination shall be directed downward. The applicant shall provide a light wash detail to the Planning Director for review and approval prior to the issuance of a building permit. 6. The dimension of the monument signs shall conform to Exhibit A, dated "Received March 16,2004." Landscaping, a combination of groundcover and perennials, shall be planted around the monument signs. Prior to issuance of a building permit, the applicant shall submit a landscaping and irrigation plan to the Planning Director for review and approval. The said plan shall include the proposed planting materials and irrigation. If sprinklers are to be used to irrigate the landscape area around the monument signs, the sprinkler heads shall be directed away from the signs to avoid water directly spraying onto the signs. The landscaping and irrigation plan is subject to the review and approval of the Planning Director prior to the issuance of a building permit.
