<br />Exhibit B <br />Conditions of Approval <br /> <br />PUD-81-30-42D-IM, Dahlin Group <br />5865 Owens Drive <br />May 12, 2004 <br /> <br />General Conditions: <br /> <br />1. The project shall be constructed substantially as shown on the site plan, elevations <br />drawings, floor plans, and landscape plans, Exhibit "A", dated "Received April 30, 2004" <br />and "Received April 12, 2004" on file with the Planning Department, except as modified <br />by the following conditions. Minor changes to the plans may be allowed subject to the <br />approval of the Planning Director if found to be in substantial conformance to the <br />approved exhibits. <br /> <br />2. If signing for the project is desired, a comprehensive signing program shall be submitted <br />to the Planning Director for consideration under separate application. All future signage <br />shall be consistent with the Hacienda Design Guidelines, unless otherwise approved by <br />the Hacienda Owners Association and the Planning Director. <br /> <br />3. The project developer shall obtain a Building Permit from the Building Department and <br />any other applicable City permits for the project prior to the commencement of any <br />construction. <br /> <br />4. The project developer shall pay any and all fees to which the property may be subject <br />prior to issuance of building permits. The type and amount of the fees shall be those in <br />effect at the time the building permit is issued. <br /> <br />5. This design review approval will lapse within one year from the date of approval unless a <br />building permit is issued and construction has commenced and is diligently pursued <br />toward completion or an extension has been approved by the City. <br /> <br />6. The applicant shall provide any future buyers with copies of the project conditions of <br />approval. <br /> <br />7. Prior to issuance of a building permit, the project developer shall modify "Exhibit A" to <br />eliminate the dashed area at the southeast corner (flat awning). <br /> <br />8. Prior to issuance of a building permit, the project developer shall pay the required <br />commercial development school impact fee as prescribed by state law and as adopted by <br />the Pleasanton Unified School District. <br /> <br />1 <br />
