<br />PLANNING COMMISSION CITY OF PLEASANTON <br /> <br />ALAMEDA COUNTY, CALIFORNIA <br /> <br />RESOLUTION NO. PC-2004-28 <br /> <br />RESOLUTION RECOMMENDING ADOPTION OF A NEGATIVE DECLARATION FOR <br />THE APPLICATION OF REGIS LACHANCE, AS FILED UNDER CASE PUD-28 <br /> <br />WHEREAS, Regis Lachance has applied to rezone the approximately 12,400-square-foot <br />parcel at 1072 Division Street (northwest corner of Fair and Division Streets) <br />from the R-I-6,500 (Single-Family Residential) Zoning District to the PUD-MDR <br />(Planned Unit Development - Medium Density Residential) Zoning District and <br />for PUD development plan approval to construct two new single-family detached <br />homes measuring approximately 1,200 square feet and 2,557 square feet on two <br />lots measuring approximately 4,259 square feet and 8,141 square feet, <br />respectively; and <br /> <br />WHEREAS, the Planning Commission received and reviewed the Initial Study, dated April 7, <br />2004, and received the recommendations of staff; and <br /> <br />WHEREAS, at its meeting of April 28, 2004, the Planning Commission received a proposed <br />negative declaration for Case PUD-28; and <br /> <br />WHEREAS, the public was given the opportunity to comment on the environmental impacts of <br />the proposal; and <br /> <br />WHEREAS, the Planning Commission has reviewed the potential impacts in accordance with <br />the applicable state and local guidelines governing the preparation of Negative <br />Declarations; and <br /> <br />WHEREAS, the Planning Commission finds that approval of the proposed project would not <br />have any significant adverse effects on the environment; and <br /> <br />WHEREAS, the Planning Commission further finds that the proposed project will have no <br />potential for adverse impacts on the site's wildlife. <br /> <br />NOW, THEREFORE, THE PLANNING COMMISSION OF THE CITY OF PLEASANTON <br />RESOLVES THE FOLLOWING: <br /> <br />Section 1. <br /> <br />Recommends adoption of the Negative Declaration prepared for Case PUD-28, <br />the application of Regis Lachance to rezone the approximately 12,400-square-foot <br />parcel at 1072 Division Street (northwest corner of Fair and Division Streets) <br />from the R-1-6,500 (Single-Family Residential) Zoning District to the PUD-MDR <br />(Planned Unit Development - Medium Density Residential) Zoning District and <br />for PUD development plan approval to construct two new single-family detached <br />
