<br />8. The roof of the house shall be composition shingle and shall be "Barkwood" by Elk <br />Premium Roofing. <br /> <br />9. The windows shall be double hung wood windows and shall be recessed approximately 2 <br />inches into the wall. <br /> <br />I O. If photovoltaic panels are located on the roof of the house, they shall be flat mounted on <br />the roof unless the property owner applies for and receives Administrative Design <br />Review approval from the City of Pleasanton for a different type of roof mounting. <br /> <br />Lighting <br /> <br />11. The proposed outdoor lighting for the subject property shall be of low intensity and <br />shielded in order to minimize its visibility from off-site. Outdoor lighting shall also not <br />glare onto adjacent properties or streets. <br /> <br />LandscapinglHardscaping <br /> <br />12. The existing oak tree located by the northernmost garage shall be replaced in the same <br />general vicinity with a 24-inch box coast live oak tree or Soquel redwood tree. The <br />location of the replacement tree shall be subject to the review and approval of the <br />Planning Director, prior to the issuance of a building permit. <br /> <br />13. With the exception of the replacement tree mentioned in condition of approval #12 of this <br />case, all existing trees on site shall remain as shown on Exhibit A. In the event that a tree <br />near the house needs to be removed due to the proposed construction, the applicant shall <br />replace the tree with a 24-inch box coast live oak tree or Soquel redwood tree in the same <br />general vicinity. The location of the replacement tree shall be subject to the review and <br />approval of the Planning Director, prior to replacement. <br /> <br />Building and Engineering <br /> <br />14. The applicant shall receive all applicable building and engineering permits for the project <br />from Alameda County, unless the property is annexed into the City of P1easanton prior or <br />during construction, in which case the applicant may be required to receive all applicable <br />permits and approvals from the City of Pleasanton, as determined by the Chief Building <br />Official. <br /> <br />{end} <br />
