<br />PLANNING COMMISSION CITY OF PLEASANTON <br /> <br />ALAMEDA COUNTY, CALIFORNIA <br /> <br />RESOLUTION NO. PC-2004-24 <br /> <br />RESOLUTION DENYING THE APPLICATION OF RALPH ADAMS <br />FOR DESIGN REVIEW APPROVAL, AS FILED UNDER CASE PDR-356 <br /> <br />WHEREAS, Ralph Adams has applied for design review approval to construct an approximately <br />4,588-square-foot, 29-foot high, two-story custom home; two garages measuring <br />approximately 1,350 square feet and 21 foot high; an approximately 240-square-foot, <br />19-foot high, one-story pool cabana/guest house; and related site improvements at <br />1340 Happy Valley Road; and <br /> <br />WHEREAS, zoning for the property is PUD-SRDR (Planned Unit Development - Semi-Rural Density <br />Residential) District; and <br /> <br />WHEREAS, projects of this nature are categorically exempt from the requirements ofthe California <br />Environmental Quality Act (CEQA); therefore, no environmental document was prepared <br />for this project; and <br /> <br />WHEREAS, at its duly noticed public hearing of April 14. 2004, the Planning Commission considered <br />all public testimony, relevant exhibits, and recommendations of the City staff concerning <br />this application. <br /> <br />NOW, THEREFORE, THE PLANNING COMMISSION OF THE CITY OF PLEASANTON <br />RESOLVES THE FOLLOWING: <br /> <br />Section 1. <br /> <br />Section 2. <br /> <br />Denies Case PDR-356, the application of Ralph Adams for design review approval to <br />construct an approximately 4,588-square-foot, 29-foot high, two-story custom home; two <br />garages measuring approximately 1,350 square feet and 21 foot high; an approximately <br />240-square-foot, 19-foot high, one-story pool cabana/guest house; and related site <br />improvements at 1340 Happy Valley Road, because the Planning Commission <br />determined that the design of the house is not compatible with the Design Guidelines for <br />the Happy Valley Specific Plan area, and in particular: <br />a. The design ofthe structures does not reflect the informal, semi-rural character of <br />the neighborhood; <br />b. The modern elements in the design of the structures and the proposed colors do <br />not reflect the informal architectural styles of California's heritage, such as <br />ranch-style homes; and <br />c. Additional trees and less formal landscaping are needed. <br /> <br />This resolution shall become effective 15 days after its passage and adoption unless <br />appealed prior to that time. <br />
