<br />Exhibit B <br />Conditions of Approval <br /> <br />PUD-02-6M, City of Pleasanton <br />Bernal Corners Service Station, 1875 Valley Avenue <br />(southeast corner of Bernal Avenue and the Valley Avenue extension) <br />March 24, 2004 <br /> <br />I. All modifications to the service station shall substantially conform to plans, Exhibit "A, <br />dated "Received March 19,2004," on file with the Planning Department, except as <br />modified by the following conditions. Minor changes to the plans may be allowed, <br />subject to the approval of the Planning Director, if found to be in substantial conformance <br />to the approved exhibits. <br /> <br />2. All conditions of Case PUD-02-4M and PCUP-61 shall remain in full force and effect, <br />except that Condition No.6 ofPUD-02-4M shall be revised to read: <br /> <br />"A comprehensive signing program shall be submitted to the Planning Director for <br />consideration under a separate application. Site signage shall be limited to one <br />seven-foot tall monument identification sign at the street corner and one price sign at <br />each entrance. All building signs - carwash, canopy, and convenience <br />market/restaurant - shall be indirectly illuminated by the gooseneck lamps shown on <br />the building elevations. Tenant signs shall be the three-foot tall by eight-foot long <br />panel-type signs shown on the approved elevations with routed lettering and/or <br />applied lettering, and the locations for the tenant signs shall be those shown on the <br />approved building elevations. All window signs, including temporary window signs, <br />shall be limited to an area equal to 25 percent of the window area. Any violations of <br />this area limitation shall be referred to the Planning Commission. The Planning <br />Commission shall review the any change in signage on the site." <br /> <br />3. The project developer shall install sheet metal on the service station's side ofthe existing <br />screen fence facing Rose Cliff Place to cover the existing gap in the fence. The screen <br />fence shall then be painted to match the existing cover. <br /> <br />4. The project developer shall obtain any applicable City permits for the project prior to the <br />commencement of any construction. <br /> <br />5. The building permit plan check materials will be accepted for submittal only after <br />completion of the IS-day appeal period, measured from the effective date of approval, <br />unless the project developer submits a signed statement acknowledging that the plan <br />check fees may be forfeited in the event that the approval is overturned on appeal or that <br />the design is significantly changed as a result of the appeal. In no case will a building <br />permit be issued prior to the expiration of the IS-day appeal period. <br /> <br />{end} <br />
