<br />6. The proposed pylon design of the freestanding design shall be modified to a solid <br />base monument sign. This modification shall be shown on the sign construction <br />plan prior to issuance of a building permit <br /> <br />7. Prior to issuance of a building permit, the applicant shall provide construction <br />plans for the proposed monument sign. This plan shall include construction <br />methods to demonstrate that the existing trees in the vicinity would not be <br />affected. <br /> <br />8. Prior to issuance of a building permit, the construction drawings shall include a <br />plan showing that all oil and fluids from the vehicle service area would be <br />properly drained and collected in containers so that there would be no <br />contamination to the storm drain and sewer systems. <br /> <br />9. Prior to issuance of a building permit, the applicant shall prepare and submit a <br />hazmat business plan to the Fire Department for review and approval. <br /> <br />10. Any modification to the existing landscaping area requires submittal of a <br />landscaping plan, which is subject to the approval the Planning Director. Any <br />proposed tree removal shall be mitigated by relocating those trees on the site or <br />providing replacement trees in other locations suitable to the applicant and the <br />Planning Director. <br /> <br />II. Roof-mounted equipment that shall not be visible from streets. Any new roof <br />equipment requires approval by the Planning Director prior to installation. <br /> <br />12. No fencing or gates which would block any of the on-site access driveways or <br />restrict access or parking, shall be installed on the subject lot at any time. <br /> <br />13. The existing access easements shall not be terminated or modified in any way <br />without prior approval by the Planning Director. <br /> <br />14. The applicant shall contract with a private security company to patrol the lot if <br />security becomes a concern of the Police Department. <br /> <br />15. If operations of this use permit results in conflicts pertaining to parking, security, <br />public safety, property maintenance, or other factors, at the discretion of the <br />Planning Director, this conditional use permit may be submitted to the Planning <br />Commission for their subsequent review at a public hearing. If necessary, the <br />Planning Commission may modify or add conditions of approval to mitigate such <br />impacts, or may revoke the said conditional use permit approval. <br /> <br />{end} <br /> <br />I I <br />
