<br />PLANNING COMMISSION CITY OF PLEASANTON <br /> <br />ALAMEDA COUNTY, CALIFORNIA <br /> <br />RESOLUTION NO. PC-2004-06 <br /> <br />RESOLUTION RECOMMENDING APPROVAL OF THE APPLICATION OF V ALLEY <br />PARK ASSOCIATES, LLC, FOR PUD REZONING AND DEVELOPMENT PLAN <br />APPROVAL, AS FILED UNDER CASE PUD-30 <br /> <br />WHEREAS, Valley Park Associates, LLC has applied for PUD rezoning of an approximately <br />66,511-square-foot infilllot located at 325 Ray Street from R-I-6,500 <br />(Single-Family Residential) District to PUD-O (Planned Unit Development- <br />Office) District and for development plan approval to construct an approximately <br />15,300-square-foot office building and related site improvements at the subject <br />site; and <br /> <br />WHEREAS, at its duly noticed public hearing of January 14,2004, the Planning Commission <br />considered all public testimony, relevant exhibits, and recommendations of the <br />City staff concerning this application; and <br /> <br />WHEREAS, the Planning Commission approved the negative declaration prepared for this <br />project; and <br /> <br />WHEREAS, the Planning Commission determined that the proposed rezoning is appropriate <br />for the site; and <br /> <br />WHEREAS, pursuant to Resolution No. PC-2004-05, the Planning Commission recommended <br />approval of an amendment to the Downtown Specific Plan to allow a partial <br />two-story building as proposed by the PUD development plan; and <br /> <br />WHEREAS, the Planning Commission made the following findings for the PUD development <br />plan: <br /> <br />I. The plan is in the best interests of the public health, safety, and general <br />welfare. <br /> <br />The project would include the installation of private utility systems to serve the <br />office building. Adequate storm drain, sanitary sewer, and water service utilities <br />are present near the development and are sufficient to serve the new building. All <br />on-site infrastructure shall be installed by the project developer with connections <br />to municipal systems in order to serve the site. Drive aisles and driveways will be <br />designed and constructed to City standards. Adequate access would be provided <br />to all structures for police, fire, and other emergency response vehicles. The <br />building would be designed to meet the requirements of the Building Code and <br />other applicable City codes. The project has ample setbacks from the Arroyo, and <br />
