Exhibit B Conditions of Approval PCUP-I02, David Moeller January 14, 2004 I. The location and operation of the proposed use shall conform substantially to Exhibit "A" (the site plan, floor plans, and details of operation), dated "Received, November 5, 2003," on file with the Planning Department, except as modified by the following conditions. 2. If additional hours of operation or activities beyond that conditioned or included in the applicant's statement of operation, dated "Received, November 5, 2003," on file in the Planning Department, are desired, prior City review and approval is required. Such modifications may be approved by the Planning Director if found to be in substantial conformance with this approval. The Planning Director may also refer the matter to the Planning Commission if the proposed changes would be significant. 3. The operation of the self-defense training studio shall be limited to the following hours: Monday - Sunday: 7:00 a.m. - 9:00 p.m. 4. Staff and patrons of the self-defense studio shall park in the parking areas on the north and west sides of the office complex during the following hours: Monday - Friday: Saturday - Sunday: 7:00 a.m. - 8:00 a.m. 7:00 a.m. - 9:00 a.m. 5. Hours of special events/seminars shall be restricted to the weekends during the following hours: Saturday - Sunday: 9:00 a.m. - 7:00 p.m. 6. The applicant shall pay any and all fees to which the proposed application may be subject prior to issuance of building permits. The type and amount of the fees shall be those in effect at the time the building permit is issued. 7. All appropriate City permits shall be obtained prior to operation of the proposed self-defense studio. 8. This conditional use permit approval will lapse one (I) year from the effective date of approval unless the proposed self-defense studio is in operation.
