- KiewibHanson Aggregates <br />Paul White, 1000 Kiewit Plaza in Omaha, Nebraska, Land Director for Peter Kiewit Sons, briefly <br />described the history and current heavy industrial use operations of the Kiewit property. He <br />indicated that Kiewit would like to be proactive rather than reactive with respect to the <br />longer-term uses of its property. He added that Kiewit would like to be part of the process for <br />the future plans for the area and has been in contact with Hanson Aggregates, Zone 7, Alameda <br />County, and the public for this purpose. He advised that the results of the geotechnical and <br />environmental testing done on the property were positive. He noted that that there were many <br />potential uses for the property five to ten years from now and that a good fit might be a <br />residential project with some supporting neighborhood retail, specifically aTransit-Oriented- <br />Development (TOD) that could be tied in with the ACE train, with a potential station at the site. <br />Bill Berger, 3000 Busch Road, location of the Hanson Aggregates offices, presented the history <br />of the company which was formerly Kaiser Sand and Gravel. He indicated that with the <br />reclamation of the site, Lakes H and I and Cope Lake have been dedicated to Zone 7. He added <br />that Hanson is in the process of taking down the plant; the site would be cleaned up by the end of <br />year; and the remaining land would be leveled, graded, and drained. He explained that Hanson <br />has retained the right to use Cope Lake for storm water detention and the ability to propose <br />recreational activities that would be consistent with Zone 7's goals. <br />Mr. Berger indicated that Hanson has been working with Kiewit and Pleasanton Gazbage Service <br />_ regarding potential uses of the property, particulazly with the expansion of the transfer station's <br />existing operations in the short-term and its relocation eastwazd in the long-term. He stated that <br />based on soils engineering studies conducted in the area, the land would be able to support this <br />type of use. <br />Mr. Berger then presented Mr. Brian Myers, Hanson's consultant for land use planning, and <br />Mr. Ernie Vasquez, Hanson's consultant for TOD. <br />Brian Myers, 361 Forest Avenue, Laguna Beach, provided background information on the <br />strategic plan process for Hanson's surplus property plan, its environmental and soils quality <br />assessment, and traffic issues related to land uses. He indicated that about 300 acres of the <br />1000 acres aze developable and that Cope Lake and the 40 acres on Pazcel D present unique <br />opportunities for passive and active uses for the community. He stated that Hanson is working <br />with Kiewit and Pleasanton Gazbage Service on the 90 acres to the west of El Charro Road and <br />south of Busch Road for a potential residential village. <br />Ernest Vasquez, 350 Frank O'Gawa Plaza, Oakland, described the proposal for asmart-growth, <br />walkable. residential village in the area and demonstrated vazious examples of transit-oriented- <br />communities throughout the country through a PowerPoint presentation. <br />Commissioner Arkin noted that trip generation in Pleasanton involves driving to schools, <br />shopping, and errands rather than to work.
