19,000 square-foot maintenance yard area with a 5,500 square-foot maintenance building <br />and parking for 30 staff vehicles <br />175 space public parking lot <br />Will provide an opportunity for local high school golf teams to have a "home" facility <br />Built to minimize the impact on the natural environment <br />Preserved almost all oak trees on the site <br />Saved historic remnants of ranch properties <br /> <br />(2) Open Space/Parkland and Trails: <br /> <br />City-owned 173 acres of open space/parkland and wildlife habitat preservation adjacent <br />to the golf course with public access <br />Effectively sets the City's Southern boundary development area by permanently <br />preserving the Open Space areas where streets and infrastructure might otherwise connect <br />south to Highway 84 <br />Created substantial new wetland areas in the open space/parkland (twice as much as was <br />disturbed in the construction of the golf course) <br />Planted riparian vegetation along 5,000 linear feet of channels <br />Acquired 107 acre conservation easement in perpetuity on the Koopman property <br />Assisted East Bay Regional Park District in the acquisition of 80 acres in the former Shea <br />property in the Pleasanton Ridgelands. <br />Constructed approximately 3 miles of hiking and equestrian trail along the perimeter of <br />the golf course offering scenic vista points and opportunities for wildlife interpretation <br />areas <br />Established breeding areas for the Red-Legged Frog and the California Tiger Salamander <br />and preserved and protected approximately 30 acres in the South Conservation area for <br />the Callippe Silverspotted Butterfly <br />Funded the restoration of creek areas and removal of dilapidated structures in the <br />Ridgelands <br />Wildlife interpretation program planned at the Alviso Adobe Community Park as <br />mitigation for impacts caused by golf project <br /> <br />(3) Infrastructure: <br /> <br />Domestic water and sanitary sewer brought to the Happy Valley area allowing properties <br />with failed septic tanks or poor well water to connect to the City systems <br />Service laterals constructed at every lot along Alisal Street and stubbed-out mains at each <br />street intersection to provide for future extensions of water and sewer service <br />650,000 gallon water storage tank constructed to service the golf course and to provide <br />capacity for fire fighting flows in the Happy Valley area <br />Fire hydrants have been constructed along Alisal Street, improving fire safety in the area. <br /> <br />SR:05:068 <br />Page 3 <br /> <br /> <br />
