Development shall be substantially as shown on the development plans and colorboard, <br />Exhibit "A", dated "Received December 3, 1996" on file with the Planning Department, <br />except as modified by the following conditions. Minor changes to the plans may be <br />allowed subject to the approval of the Planning Director if found to be in substantial <br />conformance to the approved exhibits. <br /> <br />2. No signage is specifically approved with this application. A comprehensive sign program <br />shall be submitted at the time the building permit plans are submitted for plan check. All <br />signs shall be generally based on the conceptual plans shown on the development plans <br />dated "Received December 3, 1996" on file with the Planning Department. The specific <br />details for each sign shall be subject to review and approval by the Plarming Director <br />prior to building permit issuance. Any future signage shall be consistent with the <br />Hacienda Design Guidelines, unless other wise approved by the Owners Association, and <br />shall be subject to review and approval by the Planning Director. <br /> <br />3. Final plans for the landscaping within the Alameda County Transportation Corridor shall <br />be subject to the review and approval of the Planning Director. In general, the <br />landscaping shall include a mixture of groundcover, trees, and shrubs designed to <br />complement the landscaping for the remainder of the Peop1eSoft site and the development <br />to the east and/or improvements for the transportation corridor. The P1arming Director <br />may request the preparation ofthe landscape plan and its implementation at the time of or <br />prior to plans being developed for the property to the east and/or plans for the Alameda <br />County Transportation Corridor. The landscape plan for this area shall be prepared <br />within thirty (30) of the request of the Planning Director and shall be installed within a <br />timeline specified by the Planning Director. <br /> <br />4. The applicant shall install bicycle racks or lockers to accommodate the minimum number <br />of bicycles on site pursuant to the requirements of the Hacienda Design Guidelines. The <br />location of the bicycle racks/lockers shall be shown on the final development plan and <br />shall be subject to review and approval by the Planning Director prior to issuance of <br />building permits for the project. <br />
