Resolution No. PC-96-97 Page 3 EXHIBIT "B" PUD-80-30-68D and PUD-85-8-10D PLANNING COMMISSION CONDITIONS OF APPROVAL PeopleSoft Corporate Headquarters (December 11, 1996) PLANNING 1. Development shall be substantially as shown on the development plans and colorboard, Exhibit "A", dated "Received December 3, 1996" on file with the Planning Department, except as modified by the following conditions. Minor changes to the plans may be allowed subject to the approval of the Planning Director if found to be in substantial conformance to the approved exhibits. 2. No signage is specifically approved with this application. A comprehensive sign program shall be submitted at the time the building permit plans are submitted for plan check. All signs shall be generally based on the conceptual plans shown on the development plans dated "Received December 3, 1996" on file with the Planning Department. The specific details for each sign shall be subject to review and approval by the Plarming Director prior to building permit issuance. Any future signage shall be consistent with the Hacienda Design Guidelines, unless other wise approved by the Owners Association, and shall be subject to review and approval by the Planning Director. 3. Final plans for the landscaping within the Alameda County Transportation Corridor shall be subject to the review and approval of the Planning Director. In general, the landscaping shall include a mixture of groundcover, trees, and shrubs designed to complement the landscaping for the remainder of the Peop1eSoft site and the development to the east and/or improvements for the transportation corridor. The P1arming Director may request the preparation ofthe landscape plan and its implementation at the time of or prior to plans being developed for the property to the east and/or plans for the Alameda County Transportation Corridor. The landscape plan for this area shall be prepared within thirty (30) of the request of the Planning Director and shall be installed within a timeline specified by the Planning Director. 4. The applicant shall install bicycle racks or lockers to accommodate the minimum number of bicycles on site pursuant to the requirements of the Hacienda Design Guidelines. The location of the bicycle racks/lockers shall be shown on the final development plan and shall be subject to review and approval by the Planning Director prior to issuance of building permits for the project.
