<br />PLANNING COMMISSION CITY OF PLEASANTON <br /> <br />ALAMEDA COUNTY, CALIFORNIA <br /> <br />RESOLUTION NO. PC-96-95 <br /> <br />RESOLUTION RECOMMENDING APPROVAL OF THE AMENDMENT TO THE <br />STONERIDGE REGIONAL SHOPPING CENTER DEVELOPMENT AGREEMENT <br /> <br />WHEREAS, Security Trust Company, as Trustee for Stoneridge Regional Shopping Center has <br />applied for an amendment to the Development Agreement which would: (1) <br />extend the term of the Agreement for five years; (2) allow an additional <br />development of 222,000 square feet (in addition to the 178,000 square feet of <br />approved, but not build, development) of leasable floor area in additional <br />department stores, specialty stores, and/or additional mall stores; (3) establish <br />revised minimum parking ratios; and (4) establish owners' obligations for further <br />traffic mitigation improvements; and <br /> <br />WHEREAS, zoning for the property is C-R(m) Regional Commercial (enclosed mall) District; <br />and <br /> <br />WHEREAS, at its duly noticed public hearing of November 20, 1996, the Planning <br />Commission after considering all public testimony, relevant exhibits, and <br />recommendations of the City staff concerning this matter, recommended approval <br />of a Negative Declaration prepared for the amendment to the Development <br />Agreement; and <br /> <br />WHEREAS, the Planning Commission determined that the proposed amendments to the <br />Development Agreement are practical and better represent current expansion <br />plans. <br />
