<br />PLANNING COMMISSION CITY OF PLEASANTON <br /> <br />ALAMEDA COUNTY, CALIFORNIA <br /> <br />RESOLUTION NO. PC-96-93 <br /> <br />RESOLUTION RECOMMENDING APPROVAL OF A NEGATIVE DECLARATION <br />FOR THE APPLICATION OF SECURITY TRUST COMPANY, AS TRUSTEE <br />UNDER TRUST #1860-0, FOR THE STONERIDGE REGIONAL SHOPPING <br />CENTER DEVELOPMENT AGREEMENT <br /> <br />WHEREAS, at its meeting of November 20, 1996, the Planning Commission received a <br />proposed negative declaration for the application of the Security Trust Company, <br />as Trustee under Trust #1860-0, for an amendment to the Development <br />Agreement which would: (I) extend the term of the Agreement for five years; (2) <br />allow an additional development of 222,000 square feet (in addition to the <br />178,000 square of approved, but not built, development) of leasable floor area in <br />additional department stores, specialty stores, and/or additional mall stores; (3) <br />establish revised minimum parking ratios; and (4) establish owners' obligations <br />for further traffic mitigation improvements; and <br /> <br />WHEREAS, the Planning Commission has received and reviewed the Initial Study dated <br />November 1, 1996, and received the recommendations of staff; and <br /> <br />WHEREAS, a duly noticed public hearing was held at which time the public was given the <br />opportunity to comment on the environmental impacts of the proposed <br />Amendment to the Development Agreement; and <br /> <br />WHEREAS, the Planning Commission has reviewed the potential impacts in accordance with <br />the applicable state and local guidelines governing the preparation of Negative <br />Declarations and Environmental Impact Reports; and <br /> <br />WHEREAS, the Planning Commission finds that approval of the proposed project would nbt <br />have any significant adverse effects on the environment; and <br /> <br />WHEREAS, the Planning Commission further finds that the proposed project would not have <br />any adverse impacts on the site's wildlife. <br />
