<br />Resolution No. PC-96-90 <br />Page 3 <br /> <br />Exhibit "B" <br />PUD-80-16-14D <br />Conditions of Approval <br /> <br />General Requirements: <br /> <br />1. Construction of the development shall be substantially as shown on the development <br />plans, Exhibit "A", dated "Received November 15, 1996" on file with the Planning De- <br />partment, except as modified by the following conditions. Minor changes to the plans <br />may be allowed subject to the approval of the Planning Director if found to be in substan- <br />tial conformance to the approved exhibits. <br /> <br />2. The northbound left-turn lane from Hopyard Road shall be configured as shown on Ex- <br />hibit "D". The final design shall be submitted to the Planning Director and City Engineer <br />for review and approval before issuance of a building permit. Construction of the median <br />island shall be completed prior to the building's occupancy. <br /> <br />3. The developer shall submit a landscape plan with the improvement plans for the median <br />island. Low shrubs shall be planted in the portion of the median island separating the <br />left-turn lane from the southbound travel lane on Hopyard Road. With the landscape <br />plan, staff will examine the feasibility of installing twenty-four inch (24") box size trees <br />in the median island to replace the seven (7) existing trees removed by the median island <br />construction. <br /> <br />4. The effective date of PUD-80-16-14D resolution runs concurrent with the effective date <br />of the PUD Major Modification, PUD-80-16-9M. <br /> <br />5. This design review approval will lapse within two (2) years from the date of approval un- <br />less a building permit is issued and construction has commenced and is diligently pursued <br />toward completion or an extension has been approved by the City. <br /> <br />6. The developer shall pay any and all fees to which the property may be subject prior to is- <br />suance of building permits. The type and amount of the fees shall be those in effect at the <br />time the building permit is issued. <br /> <br />7. Prior to issuance of a building permit, the developer shall pay the required commercial <br />development school impact fee as prescribed by state law and as adopted by the Pleasan- <br />ton Unified School District. <br /> <br />8. Prior to issuance of a building permit, the applicant shall submit a detailed sign design <br />program for the project subject to review and approval by the Planning Director. Only <br />low freestanding signs may face Hopyard Road. All signs shall be constructed of individ- <br />ual, halo-lit or flood lit letters mounted directly to the sign monument. <br />
