<br />Resolution No. PC-96-89 <br />Page 3 <br /> <br />6. Adequate public safety measures have been incorporated into the design of the <br />modified development plan: <br /> <br />The proposed building would be designed to meet the requirements of the <br />Uniform Building Code, other applicable City codes, and State of California <br />mandated noise, energy, and accessibility requirements. The project is <br />conditioned to provide measures, e.g., oil/water separators, covered trash <br />enclosures, etc., consistent with the City's non-point stormwater runoff <br />ordinance. All driveway entrances are located and configured to provide an <br />adequate line-of-sight viewing distance in both directions perpendicular to the <br />vehicle, and to facilitate efficient ingress/egress to and from the project site. <br /> <br />7. The modified development plan conforms to the purposes of the PUD District: <br /> <br />The changes proposed by the new development plan conform to the purposes of <br />the PUD District which encourage innovative building design, while adhering to <br />the standards of the Pleasanton General Plan. For example, the height and <br />massing of the proposed building balances the building mass and scale of the <br />Signature Center office buildings without overpowering its site and street <br />frontages; the proposed building design complements the existing office <br />buildings constructed with the Signature Center Business Park; generous <br />landscaping is provided in the new parking areas; and the project owner will <br />participate in any future mitigation program created to maintain north <br />P1easanton traffic levels to General Plan standards. <br /> <br />WHEREAS, the Planning Commission determined that the proposed project achieves a high <br />level of design quality and will complement the established design character of <br />the area. <br /> <br />NOW, THEREFORE, THE PLANNING COMMISSION OF THE CITY OF PLEASANTON <br />RESOLVES THE FOLLOWING: <br /> <br />Section 1. <br /> <br />Approves Case PUD-80-16-9M, the application of C.M. Centerprop, for a PUD <br />Major Modification to construct an approximately 134,143 sq. ft., four-story tall <br />office building located on an approximately 5.625-acre site at 5050 Hopyard Road <br />in the Signature Center Business Park, subject to the conditions shown in Exhibit <br />"B," attached hereto and made part of this case by reference. <br /> <br />Section 2. <br /> <br />This resolution shall become effective immediately upon its passage and <br />adoption. <br /> <br />.' <br />
