<br />PLANNING COMMISSION CITY OF PLEASANTON <br /> <br />ALAMEDA COUNTY, CALIFORNIA <br /> <br />RESOLUTION NO. PC-96-89 <br /> <br />RESOLUTION RECOMMENDING APPROVAL OF THE APPLICATION OF C.M. <br />CENTERPROP FOR A PUD MAJOR MODIFICATION, AS FILED UNDER CASE <br />PUD-80-16-9M <br /> <br />WHEREAS, C.M. Centerprop has applied for a PUD major modification to construct an <br />approximately 134,143 sq. ft., four-story tall office building located on an <br />approximately 5.625-acre site at 5050 Hopyard Road in the Signature Center <br />Business Park; and <br /> <br />WHEREAS, zoning for the property is PUD - I1C-O (Planned Unit Development - <br />Industrial/Commercial and Office) District; and <br /> <br />WHEREAS, at their duly noticed public hearing of November 20,1996, the Planning <br />Commission considered all public testimony, relevant exhibits, and <br />recommendations of the City staff concerning this application; and <br /> <br />WHEREAS, the proposed project is covered by the existing Negative Declaration previously <br />approved by the City Council for PUD-80-16-3M; and <br /> <br />WHEREAS, the Planning Commission made the following findings: <br /> <br />1. The proposed development plan modification is in the best interests of the public <br />health, safety, and general welfare: <br /> <br />Full public infrastructure including public streets, sidewalks, and utilities are <br />present to serve the proposed development on this site. All on-site <br />infrastructure will be installed by the project developer. In compliance with the <br />City's non-point storm drain run-off ordinance, the trash enclosures will be <br />covered and connected to the City's sanitary sewer system, and oil/water <br />separators will be installed in the parking lot. According to the United States <br />Department of Housing and Urban Development Flood Hazard Maps, no <br />portion of the site will be affected by the 1 OO-year or the 500-year floods. <br /> <br />2. The proposed development plan modification is consistent with the Pleasanton <br />General Plan: <br /> <br />The subject property is designated by the Land Use Element of the P1easanton <br />General Plan for Business Park land uses. The proposed office building <br />conforms to this land use designation. <br />
