<br />Resolution No. PC-96-S5 <br />Page 5 <br /> <br />EXHIBIT "B" <br />CONDITIONS OF APPROVAL <br />PUD-91-11-1M <br /> <br />General Requirements: <br /> <br />I. This development shall be constructed substantially as shown on the development plans, <br />Exhibit "A", dated "Received, November 1,1996" on file with the Planning Department, <br />except as modified by the following conditions. Minor changes to the plans may be al- <br />lowed subject to the approval of the Planning Director if found to be in substantial con- <br />formance to the approved exhibits. <br /> <br />2. All conditions of Case PUD-91-11 shall remain in full force and effect unless superseded <br />by this approval. <br /> <br />3. This project shall be subject to the permitted and conditional uses of the R-I (One-Family <br />Residential) district as listed under Sections IS.32.030 and IS.32.040 of the Pleasanton <br />Municipal Code, except as follows: <br /> <br />a. Detached or attached secondary dwelling units are not permitted. <br /> <br />b. Additions to the primary structure are not permitted. <br /> <br />c. Detached accessory structures shall be limited to a maximum height of six feet <br />(6' 0") and a maximum area of forty (40) square feet. <br /> <br />The developer shall prepare standards for spas, swimming pool, decks, and patio covers <br />for review and approval by the Planning Director prior to approval of a final map. Said <br />standards shall limit these structures in such a way as to ensure adequate open space in <br />rear/side yards while allowing their reasonable use. <br /> <br />4. If street signing for this development is desired, a comprehensive signing program shall <br />be submitted to the Planning Director for consideration under separate application. <br /> <br />5. The developer shall submit a final lighting plan for the building and the site for the re- <br />view and approval of the Planning Director prior to issuance of building permits. Light- <br />ing shall be directed away from the residences. <br />
