<br />PLANNING COMMISSION CITY OF PLEASANTON <br /> <br />ALAMEDA COUNTY, CALIFORNIA <br /> <br />RESOLUTION NO. PC-96-85 <br /> <br />RESOLUTION RECOMMENDING APPROVAL OF THE APPLICATION OF <br />STANDARD PACIFIC OF NORTHERN CALIFORNIA FOR A MAJOR <br />MODIFICATION TO AN APPROVED PLANNED UNIT DEVELOPMENT AS FILED <br />UNDER CASE PUD-91-11-IM <br /> <br />WHEREAS, Standard Pacific of Northern California has applied for a major modification to an <br />approved PUD Development Plan for Village Two of the Garden Villages <br />development, to replace 153 townhouse units with 149 cluster-type single-family <br />detached units on a vacant, 13.8-acre site located at the easternmost terminus and <br />south side of Stoneridge Drive and both sides of Dennis Drive; and <br /> <br />WHEREAS, zoning for the property is PUD (Planned Unit Development) - MDR (Medium <br />Density Residential) District; and <br /> <br />WHEREAS, at their duly noticed public hearing of November 6, 1996, the Planning <br />Commission considered all public testimony, relevant exhibits and <br />recommendations of the City staff concerning this application; and <br /> <br />WHEREAS, the PUD modification is covered by the Stoneridge Drive Specific Plan <br />Environmental Impact Report; and <br /> <br />WHEREAS, the Planning Commission made the following findings: <br /> <br />I. The proposed development plan modification is in the best interests of the public <br />health, safety, and general welfare: <br /> <br />The Environmental Impact Report (EIR) prepared for the Stoneridge Specific Plan <br />area analyzed in detail the potential hazards and effects of construction on the <br />subject property. Mitigation measures proposed by the EIR to reduce the impacts <br />to an insignificant level have either been constructed with other projects or will be <br />constructed by this project. <br /> <br />The project developer is conditioned by the previous PUD Development Plan -- <br />PUD-91-ll -- to finance this project's share of the costs to widen El Charro Road, <br />improve the I-580/El Charro Road interchange, construct the Stoneridge Drive <br />bridge crossing over the Arroyo Mocho canal, and construct 26-acres of public <br />parks in the Specific Plan area. <br />
