PLANNING COMMISSION CITY OF PLEASANTON

ALAMEDA COUNTY, CALIFORNIA

RESOLUTION NO. PC-96-85

RESOLUTION RECOMMENDING APPROVAL OF THE APPLICATION OF
STANDARD PACIFIC OF NORTHERN CALIFORNIA FOR A MAJOR
MODIFICATION TO AN APPROVED PLANNED UNIT DEVELOPMENT AS FILED
UNDER CASE PUD-91-11-IM

WHEREAS, Standard Pacific of Northern California has applied for a major modification to an
approved PUD Development Plan for Village Two of the Garden Villages
development, to replace 153 townhouse units with 149 cluster-type single-family
detached units on a vacant, 13.8-acre site located at the easternmost terminus and
south side of Stoneridge Drive and both sides of Dennis Drive; and

WHEREAS, zoning for the property is PUD (Planned Unit Development) - MDR (Medium
Density Residential) District; and

WHEREAS, at their duly noticed public hearing of November 6, 1996, the Planning
Commission considered all public testimony, relevant exhibits and
recommendations of the City staff concerning this application; and

WHEREAS, the PUD modification is covered by the Stoneridge Drive Specific Plan
Environmental Impact Report; and

WHEREAS, the Planning Commission made the following findings:

I. The proposed development plan modification is in the best interests of the public
health, safety, and general welfare:

The Environmental Impact Report (EIR) prepared for the Stoneridge Specific Plan
area analyzed in detail the potential hazards and effects of construction on the
subject property.
