<br />Resolution No. PC-96-84 <br />Page 9 <br /> <br />37. All roads on thc site are designated as fire apparatus access roads by the Fire Chief and <br />must be maintained in accordance with Section 10.201 of the Uniform Fire Code and be <br />accessible at all times from the start of construction until the project is completed. Curbs <br />must be painted red or "No Parking" signs provided as required by the vehicle code. <br /> <br />ENGINEERING <br /> <br />38. The developer shall grant an easement to the City over those parcels needed for public <br />service easements (P.S.E.) and which are approved by the City Engineer or other <br />easements which may be designated by the City Engineer. <br /> <br />Gradinl1" and Drainage <br /> <br />39. The developer shall submit a final grading and drainage plan prepared by a licensed civil <br />engineer depicting all final grades and on-site drainage control measures, including <br />concrete-lined V -ditches, to protect all cut and fill slopes from surface water overflow. <br />This plan shall be subject to the review and approval of the City Engineer and/or the <br />Director of Building Inspection prior to the issuance of anyon-site improvement permits. <br /> <br />40. The developer shall submit an erosion and sedimentation control plan or procedure as <br />part of the improvement plans. Grading completed prior to October 15 shall be <br />revegetated and stabilized by October 15. Grading completed between October 16 and <br />April 15 shall be revegetated and restabilized as soon as possible after completion of <br />grading. <br /> <br />41. The developer shall submit a refundable cash bond for hazard and erosion control prior to <br />issuance of an Engineering or Building Department permit. The amount of this bond will <br />be determined by the City Engineer. <br /> <br />42. The developer shall submit a dust control plan or procedure as part ofthe improvement <br />plans. <br /> <br />43. The developer's contractor(s) shall obtain an encroachment permit from the City Engineer <br />prior to moving any construction equipment onto the site. <br /> <br />44. Any damage to existing street improvements during construction on the subject property <br />shall be repaired to the satisfaction of the City Engineer at full expense to the developer. <br />This shall include slurry seal, overlay, or street reconstruction if deemed warranted by the <br />City Engineer. <br /> <br />45. The haul route for all materials to and from this development shall be approved by the <br />City Engineer prior to the issuance of an encroachment permit. <br />
