Commissioner Wright stated that since the building design, landscaping, parking are well within the <br />norms, he is also not concerned about the increased FAR. <br /> <br />. <br /> <br /> <br />. <br /> <br />Commissioner Cooper supports the project application. <br /> <br />Commissioner McGuirk supports the project, but is concerned about the precedence of adding <br />additional traffic and traffic problems with no traffic mitigations proposed to date. <br /> <br />Staff advised that the property owner did agree to participate in any traffic mitigation measures if <br />the West Las Positas freeway interchange does not go forward. <br /> <br />Commissioner Dove thanked the applicants for spreading the handicapped parking throughout the <br />parking lot. Joseoh and Maricela Barone <br />Application for design review approval to erect a temporary tent over the existing outdoor <br />dining deck for Barone's Restaurant located at 475 St. John Street. Zoning for the property <br />is C-C (Central Commercial), Downtown Revitalization District. <br /> <br />Mr. Iserson presented the staff report on the application for design review approval to erect a <br />temporary tent over the existing outdoor dining deck for Barone's Restaurant located at 475 St. John <br />Street. At this time last year, staff approved a temporary tent placed over the outdoor dining area <br />with the understanding that if further approvals were requested, the matter be brought to the <br />Commission for review. Again, the applicant wishes to install the tent during December and <br />January. The tent is fabric, 12 feet in height, and 775 sq. ft in area. The applicant will work with <br />the building department and fife department to ensure all codes are satisfied. From a design point <br />of view. staff is not opposed to the tent. <br /> <br />The one concern of staff is the related parking issues associated with the addition of outdoor dining <br />areas. Outdoor dining areas are considered seasonal and do not require additional parking.
