35. All utilities required to serve the existing house on-site shall be installed <br /> underground. <br /> <br />36. The project developer shall submit a refundable cash bond for hazard and erosion <br /> control prior to issuance of an Engineering or Building Department permit. The <br /> amount of this bond will be determined by the City Engineer. <br /> <br />37. All existing wells on the site shall be removed or sealed, filled and abandoned <br /> pursuant to Alameda County Ordinance 73-68, prior to the start of grading <br /> operations unless Zone 7 retains specific wells for observation wells, or special <br /> approval is obtained from the City Engineer for use of an existing well for landscape <br /> irrigation. If an existing well is retained for this purpose, the building developer shall <br /> install back-flow devices to prevent the cross-contamination of the domestic, City <br /> water supply by the landscape well. Any wells designated for abandonment or any <br /> wells shall be destroyed in accordance with a permit obtained from Zone 7. <br /> <br />38. Any damage to existing street improvements during construction on the subject <br /> property shall be repaired to the satisfaction of the City Engineer at full expense to <br /> the project developer. This shall include slurry seal, overlay, or street reconstruction <br /> if deemed warranted by the City Engineer. <br /> <br />39. The project developer shall include erosion control/storm water quality measures on <br /> the final grading plan which shall specifically address measures to prevent soil, dirt, <br /> and debris from entering the storm drain system. Such measures may include, but are <br /> not limited to, hydroseeding, hay bales, sandbags, and siltation fences and are <br /> subject to the review and approval of the Director of Building Inspection. If no <br /> grading plan is required, necessary erosion control/storm water quality measures <br /> shall be shown on the site plan submitted for an on-site permit, subject to the review <br /> and approval of the Director of Building Inspection. The project developer is <br /> responsible for ensuring that the contractor is aware of and implements such <br /> measures. <br /> <br />40. The project developer shall submit a construction Best Management Practices <br /> (BMP's) program for review and approval by the Planning Director prior to issuance <br /> of building and/or grading permits. These BMP's shall be implemented by the <br /> general contractor and all subcontractors and suppliers of materials and equipment. <br /> Construction site cleanup and control of construction debris shall also be addressed. <br /> Failure to comply with the approved construction BMP may result in the issuance of <br /> correction notices, citations, or a stop work order. <br /> <br />41. The project developer is responsible for implementing the following measures <br /> during all construction phases of the project: <br /> <br /> <br />
