<br />6. PUBLIC HEARINGS <br /> <br />~ <br /> <br />a. UP-97-18. Carden West School <br />Application for a conditional use permit to expand Carden West School into an approximately <br />1,200 square foot suite located at 4466A Black Avenue. Zoning for the property is 0 (Office) <br />District. <br /> <br />Continued to May 14, 1997. <br /> <br />b. PUD-97-02. Steohen Chamberlin Associates/Federal Exoress <br />Application for Planned Unit Development development plan approval to construct a one-story, <br />approximately 90,163 square foot warehouse/office building and an approximately 3,449 square <br />foot vehicle maintenance building to be utilized for Federal Express' mail sorting and <br />distribution operations. The project site is an approximately 5.58 acre parcel generally located <br />at the northeast corner of 1-680 and Stoneridge Drive. Zoning for the property is PUD <br />(Planned Unit Development) - G&L/I (General and Light Industrial) District. The Planning <br />Commission will also consider the Negative Declaration prepared for the project. <br /> <br />Mr. Iserson presented the application for a Planned Unit Development development plan approval <br />to construct a one-story, approximately 90,163 square foot warehouse/office building and an <br />approximately 3,449 square foot vehicle maintenance building to be utilized for Federal Express mail <br />sorting and distribution operations. <br /> <br />The project site is an approximately 5.58 acre parcel generally located at the northeast corner of 1- <br />~ 680 and Stoneridge Dive. The zoning for the property is PUD (Planned Unit Development) - G&Ll <br />(General and Light Industrial) District. <br /> <br />Typically, Federal Express semi-trucks will arrive at this location between 2:00 and 6:30 am from <br />the Oakland Airport. The packages will be sorted and loaded into 80 vans that are kept that this site. <br />The vans will leave the site between 8:00 and 8:45 am to make deliveries around the Tri-Valley. <br />The vans will return to the warehouse between 4:30 and 5:30 pm. The packages that the vans have <br />picked up will be sorted and loaded onto the semi-trucks for delivery to the Oakland Airport. The <br />semi-trucks will leave between the hours of 6:30 and 10:00 pm. <br /> <br />The office area will be used for administration activities; there will be a customer center for package <br />drop-off. The maintenance building will be utilized to perform minor maintenance on the delivery <br />vans, i.e., change oil, transmission fluid, brake fluid, etc. Used vehicle fluids will be properly <br />stored with secondary containment. <br /> <br />Mr. Iserson described the site plan. The building will be rectangular in shape with the loading docks <br />on the east side of the building. Landscaping and parking space will surround the building. The <br />maintenance building will be located to the west side of the property. Generous setbacks are <br />incorporated in the site plan as well. Two driveways off Johnson Drive will provide access.
