Staff can advise the applicants if the trash situation is not working to <br />their satisfaction. <br /> <br />~ <br /> <br />Mr. Fujinaga stated he would like to remove Condition 3 because the applicants are making a major <br />upfront investment in this property. <br /> <br />Commissioner Wright stated he would prefer to have a rear access in the market for purposes of <br />trash removal. He inquired if a corridor to the rear of the building would be acceptable to Mr. <br />Fujinaga. Mr. Fujinaga advised that the restroom noted on the drawings does not exist. <br /> <br />Chair Barker inquired if the previous grocery store was open 24 hours. Staff did not believe that <br />it was. She also inquired of Mr. Rankin if their other stores are open 24 hours. Mr. Rankin stated <br />not all of their stores are open 24 hours, but they would like to have that option. There have been <br />some situations where they have decided to roll-back their hours; this could be a possibility at this <br />store. It is a business generator when open 24 hours. Mr. Rankin also advised that alcoholic sales <br />are prohibited between the hours of 2 am and 6 am. <br /> <br />Commissioner Lutz questioned the fact that they are surrounded by schools in Piedmont and they still <br />sell liquor. Mr. Rankin advised that in those situations, they keep the hard liquor behind the <br />counters. <br /> <br />Commissioner Cooper inquired if they would accept limiting alcohol sales at midnight in exchange <br />for the 24 hour operation. Mr. Rankin advised that there are other establishments that sell liquor <br />~ until 2 am (staff concurred that some liquor stores in town are open until 2 am.) <br /> <br />Commissioner Dove inquired where the Rod's Hickory Pit restaurant would be located in this center. <br />Mr. Fujinaga advised it would be taking over some of the previous grocery store space adjacent to <br />the Cowboy Country Club. Commissioner Dove is pleased to see the shopping center acquiring <br />more tenants. Commissioner Dove inquired if the Bonfare Market could have access to the rear of <br />the building until such time when tenants are found to occupy the rear space. Mr. Fujinaga stated <br />that was a good alternative, though he would prefer to give Bonfare the ability to transport the trash <br />around to the rear of the shopping center. <br /> <br />Heather Duffy, Zinfandel Court. She is concerned about the type of traffic attracted by a 24 hour <br />store with alcohol sales. Skateboarders are already a problem, and this store will exacerbate the <br />problem. The Cowboy Country Club was a concern to the neighborhood when it was proposed. <br />Although the dance club does not sell liquor, Ms. Duffy is concerned that the dance patrons will buy <br />alcohol at the convenience market. She does not think this is an appropriate area for the convenience <br />market. She also advised that she was not notified of this application through the City and feels staff <br />should notify more residents before making a decision on this application. Mr. Iserson advised Chair <br />Barker that the noticing included residents within 300 feet of the site. <br /> <br />Mr. Frank Belecky, 892 Madeira Drive, stated his homeowners association would be agreeable to <br />the market application if certain conditions were applied. They do not want a "7-11 like" <br />convenience store, hours of operation to be 6 am to 10 pm only, no video games be allowed, and <br />make the store manager be responsible for monitoring loitering and drinking in cars.
