.17.500 Dwe~ltn~ Grpups. A zoning permit for a dwelling group <br /> may be issued by r. he Planning Commission, where the district require- <br /> ments and the following conditions are mat: <br /> <br /> 17.,%01 The lot area shall be at least 20 per cent greater than <br /> the aggregate of the minimum lot areas required for the Individual dwell- <br /> ings In the group. <br /> <br /> 17.502 Each dwelling in the group shall front a street, public open <br /> space 40 feet wide, or a common yard or court at least 50 feet wide. <br /> <br /> 17.503 The side and rear yards for principal buildings shall be <br /> at least the height of the building or that required for a principal <br /> building within the district. <br /> <br /> 17.,%04 Every dwelling shall be within 60 feet of an access drive <br /> at least 16 feet wide and within 200 feet along said drive, giving <br /> vehicular access to a public street. <br /> <br /> 17.600 Special Provisions Applyin~ to ~liscellaneous Uses.. <br /> <br /> 17,601 No private swimming pool is allowed in an R-District as an <br /> accessory use, unless it complies with the following conditions: <br /> <br /> 1. It is used for the enjo)nnent of the occupants of the property <br /> on which it is located. <br /> <br /> 2. Set back from the closest property line shall be at least 5 <br /> feet, <br /> <br /> 3. The swimming pool or the entire property shall be so walled <br /> or fenced as to prevent access by children. <br /> <br /> 17.602 Animal Hospital and Veterinarian shall be at least 100 feet <br />from any residential district, restaurant, hotel, or motel, and shall <br />control offensive noise and odor. Burning of refuse shall not be per- <br />mitted on the premises. <br /> <br /> 17.603 Guest Houses. Guest houses without kitchen facilities may <br />be constructed in rear y~.rds 14 feet from other buildings, subject to <br />other yard requirements for a principal building. <br /> <br /> '17.604 Home Occupations. In an R-District customary home occupa- <br />tion such as handicraft, dressmaking, millinery, laundering, preserving, <br />and home cooking may be permitted. Such occupations ehall be conducted <br />solely by resident occupants in their residence. Not more than 1/,% of <br />the floor space shall be used for such purposes. No such use shall require <br />internal or external alterations, construction features, or mechanical <br />equipment not customary in dwellings. Entrance to the space devoted to <br />such use shall be from within the dwelling.
