<br />Resolution No. PC-96-77 <br />Page 2 <br /> <br />The subject parcel is approximately 17,200 sq. ft. in area, and the <br />secondary unit would be set back at least 9 ft. from the nearest property <br />line (northern rear property line) and approximately 36 ft. from the nearest <br />neighboring dwelling. The unit meets the setback requirements for <br />detached structures in the R-I-6,500 zoning district: 3 ft. minimum from <br />the side property lines and 5 ft. minimum from the rear property line. <br /> <br />Single family dwellings located within the City are charged a sewer <br />connection fee based on average daily sewer/water flow of 220 gallons per <br />day. Second units are calculated at a slightly lower average of 180 gallons <br />per day. There will be little or no impact on the existing sewer and utility <br />system from the proposed secondary unit. <br /> <br />C. The proposed conditional use will comply with each of the applicable <br />provisions of this chapter. <br /> <br />As proposed and conditioned, the use complies with all applicable <br />regulations ofthe zoning district in which the secondary unit is located. <br />Granting a conditional use permit to the applicants is consistent with the <br />City's ability to regulate zoning as listed in the Municipal Code Chapter <br />18.124. <br /> <br />WHEREAS, projects of this nature are categorically exempt from the requirements of the <br />California Environmental Quality Act (CEQA); and <br /> <br />WHEREAS, the Planning Commission determined that the proposed secondary unit meets the <br />State requirements and, as conditioned, is appropriate for the site. <br /> <br />NOW, THEREFORE, THE PLANNING COMMISSION OF THE CITY OF PLEASANTON <br />RESOLVES THE FOLLOWING: <br /> <br />Section I. <br /> <br />Approves Case UP-96-62/Z-96-218, the application of Julian and Nancy <br />Riccomini, for a conditional use permit and design review approval to construct a <br />single-story, detached, 768 square foot secondary unit in the rear yard of an <br />existing residence located at 484 Adams Way, subject to the conditions shown in <br />Exhibit "B," attached hereto and made part of this case by reference. <br /> <br />Section 2. <br /> <br />This resolution shall become effective 15 days after its passage and adoption <br />unless appealed prior to that time. <br />
