<br />Resolution No. PC-96-72 <br />Page 4 <br /> <br />EXHIBIT "B" <br />Conditions of Approval <br />Case UP-96-52/Z-96-195 <br /> <br />I. The proposed use shall conform substantially to the site plan, Exhibit "A", dated <br />"Received August 7,1996", the letter dated "Received August 7,1996", and the letter <br />dated "Received August 28, 1996", on file with the Planning Department, except as <br />modified by these conditions. Minor changes to the plans may be allowed subject to the <br />approval of the Planning Director iffound to be in substantial conformance with the <br />approved exhibits. <br /> <br />2. If operation of the proposed use results in conflicts pertaining to parking, noise, traffic, <br />or other impacts, at the discretion of the Planning Director, this use permit may be <br />submitted to the Planning Commission for subsequent review at a public hearing. If <br />necessary, the Commission may modify or add conditions of approval to mitigate such <br />impact, or may revoke the use permit. <br /> <br />3. The applicant shall contact the Building and Fire Departments to determine all applicable <br />code requirements. All new structures must be designed to conform to all applicable <br />occupancy requirements, codes, and ordinances of the City. <br /> <br />4. The applicant shall obtain all applicable City permits and pay all applicable fees for the <br />proposed improvements on the subject site. <br /> <br />5. The applicant shall submit a final lighting plan for the restrooms and parking lot for the <br />review and approval of the Planning Director prior to issuance of building permits. <br /> <br />6. The Park District shall submit plans detailing entry gates or other access restricting <br />mechanisms to the Planning and Fire Departments for review and approval prior to <br />commencement of the camping use. Night time access to the Park shall be limited to RV <br />campers and Park District staff with provisions made to allow exiting and re-entry for <br />emergencIes. <br /> <br />7. An additional public phone shall be installed at one of the two proposed restrooms. <br /> <br />8. RV camping shall be limited to October through April. <br /> <br />9. The Park District shall disclose to the RV campers that they may experience loud noises <br />from the property adjacent to the Park because the adjacent land owner has a permit to <br />operate a gravel harvesting operation 24-hours a day. <br /> <br />10. The the maximum length of stay for the campers shall be 15 consecutive days or 30 total <br />days per year with a 2-day minimum break following the first IS-day visit. <br /> <br />11. When R V camping takes place, a security attendant with direct contact with the Park <br />District police shall be on site throughout the entire night. <br />
