<br />Resolution No. PC-96-64 <br />Page II <br /> <br />25. The location of any pad mounted transformers shall be subject to approval by the Planning <br />Director prior to issuance of permits by the Building Department. Such transformers shall <br />be screened by landscaping or contained within an enclosure matching the building and <br />with corrugated metal gates. All transformers shall be shown on the plans submitted for <br />issuance of building permits. The developer shall attempt to locate transformers at the rear <br />of the site. <br /> <br />26. All backflow prevention devices installed with the development shall be painted forest <br />green (Pantone Color System Number 2030) and shall be screened from view from public/ <br />private streets. Screens shall consist of berms, walls, or landscaping satisfactorily <br />integrated into the landscape plan. Landscape screens shall include shrubbery designed by <br />species and planting density to establish a complete screen within one year from the date of <br />planting. Weather protection devices such as measures to protect pipes from freezing shall <br />require approval by the Planning Director prior to use; at no time shall fabric or other <br />material not designed and/ or intended for this purpose be wrapped around or otherwise <br />placed on these devices. All backflow prevention devices shall be shown on the plans <br />submitted for issuance of building permits together with screening mechanism and/ or <br />weather protection devices. Proposed screening and weather protection devices shall be <br />reviewed for conformity to these requirements and approved by the Planning Director prior <br />to issuance of a building permit. <br /> <br />27. All trash and refuse shall be contained completely within enclosures architecturally <br />compatible with the main structure. The materials and color ofthe enclosure walls shall <br />match the building walls and the gates shall be corrugated metal or solid wood. The <br />location and design of the enclosures shall be shown on the plans submitted for issuance of <br />building permits, shall be consistent with Condition #51, and shall be subject to the <br />approval of the Planning Director and Fire Chief. Trash containers shall be stored within <br />the enclosure at all times, except when being unloaded. <br /> <br />Operational Conditions <br /> <br />28. This PUD shall be subject to the uses and site development standards of the PUD-I/C-O <br />district (Ordinance 1044), except as modified by Exhibit A-I which expands the list of <br />permitted and conditionally permitted retail uses for this site only. <br /> <br />29. All restaurant facilities shall be equipped at all times with filtering devices to minimize <br />odors and furnes. <br /> <br />30. Only modular newspaper dispensers accommodating more than one newspaper shall be <br />allowed outside of buildings within the development. The design ofthese dispensers shall <br />be approved by the Planning Director. Dispensers within the public right-of-way shall <br />require an encroachment permit by the Engineering Department. <br />
