<br />Resolution No. PC-96-56 <br />Page 3 <br /> <br />EXHIBIT "B" <br />Conditions of Approval <br />Case PUD-81-30-64D <br />Boehringer Mannheim <br /> <br />PLANNING <br /> <br />I. Development shall be substantially as shown on the development plans and colorboard, <br />Exhibit "A", dated "July 8, 1996" on file with the Planning Department, except as <br />modified by the following conditions. Minor changes to the plans may be allowed <br />subject to the approval of the Planning Director if found to be in substantial conformance <br />to the approved exhibits. <br /> <br />2. All signs shall be based on the sign program on the development plans dated <br />"July 8, 1996" on file with the Planning Department. The specific details for each sign <br />shall be subject to review and approval by the Planning Director prior to building permit <br />issuance. Any future signage shall be consistent with the Hacienda Design Guidelines <br />and shall be subject to review and approval by the Planning Director. As part of the <br />building permit submittal package, a low-level building address/location directory shall <br />be designed subject to the review and approval of the Planning Director. This directory <br />sign identify each building by address, location, and its operational name. <br /> <br />3. Should parking problems develop in the future, as determined by the Planning Director, <br />additional parking shall be provided up to the minimum parking requirements specified <br />by the Hacienda Design Guidelines. Upon written notice from the Planning Director, <br />project proponents shall prepare a revised parking plan for the Planning Director's review <br />and approval within thirty (30) days from said notice. Upon approval of the parking plan, <br />project proponents shall install the approved parking within a reasonable time frame as <br />determined by the Planning Director. <br /> <br />4. Prior to building permit issuance, the final location of the emergency vehicle <br />access/pedestrian pathway along the north side of the development shall be determined to <br />the satisfaction of the Planning Director and Fire Chief as part of the Phase I <br />improvements. <br /> <br />5. A final landscape plan and irrigation plan shall be submitted to and approved by Planning <br />Director as part of the building permit plan set prior to issuance of an on-site permit. <br />Said landscape plan shall be consistent with the approved landscape plan plus any <br />conditions of approval, and shall be detailed in terms of species, location, size, quantities, <br />and spacing. Particular attention shall be paid on the installation of shrubs in front of any <br />screen and trash enclosure walls. In addition, the trees which are placed in the parking lot <br />landscape planters shall be positioned between the parking stalls to avoid conflicting with <br />the overhang of parked automobiles. <br />
