<br />Resolution No. PC-96-45 <br />Page 4 <br /> <br />EXHIBIT "B" <br />Conditions of Approval <br />Case UP-96-29 <br />Kathy Goodwin <br /> <br />I. The proposed use shall conform substantially to the site plan, floor plan, written <br />narrative, and related materials, Exhibit A (dated "Received May 24,1996"), on file with <br />the Planning Department, except as modified by these conditions. Minor changes to the <br />plans may be allowed subject to the approval of the Planning Director iffound to be in <br />substantial conformance to the approved exhibits. <br /> <br />2. The hours of operation for the self-defense/martial arts studio shall be as limited to <br />12:00pm (noon) to 8:15pm, Monday through Friday, and 9:00am to 2:45pm, on <br />Saturdays. The applicant shall maintain at least a 15 minute break between all classes. <br /> <br />3. No special events our tournaments have been approved with this application. <br /> <br />4. If additional hours or activities beyond that proposed in the written narrative, dated <br />"Received May 24,1996" on file with the Planning Department are desired (e.g., <br />additional classes, extended hours, special events, etc.), prior City review and approval is <br />required. Details of such activities shall be submitted to the Planning Director, who may <br />approve the modification if it is judged to be minor, or may refer the matter to the <br />Planning Commission for a public hearing if judged to be substantial. <br /> <br />5. If operation ofthis use results in conflicts pertaining to parking availability, litter, interior <br />or exterior noise, traffic/circulation, or other nuisances, the Planning Director can modify <br />or add conditions of approval, or submit the matter to the Planning Commission for their <br />subsequent review at a public hearing. If necessary, the Commission may modify or add <br />conditions of approval to mitigate such impacts, or may revoke said use permit. <br />Mitigation measures can include but are not limited to: modification to the hours of <br />operation, or reduction to the class size or number of classes. <br /> <br />6. The applicant shall maintain the area surrounding the suite in a clean and orderly manner <br />at all times. <br /> <br />7. The applicant shall keep the building doors closed during class times except for <br />ingress/egress or emergency purposes. <br /> <br />8. The applicant shall inform all students not to loiter or make loud noises outside the <br />building before or after classes. The inability of the applicant to regulate the students to <br />prevent such nuisances shall be cause for further review and possible revocation of this <br />use permit by the Planning Commission. <br />
