<br />Resolution No. PC-96-44 <br />Page 4 <br /> <br />EXHIBIT "B" <br />Conditions of Approval <br />Case UP-96-28 <br />DeAnn Taylor <br /> <br />I. The proposed use shall conform substantially to the site plan, floor plan, written <br />narrative, and related materials, Exhibit A (dated "Received May 22, 1996"), on file with <br />the Planning Department, except as modified by these conditions. <br /> <br />2. If operation of this use results in conflicts pertaining to parking, litter, noise, traffic, or <br />other factors, at the discretion of the Planning Director, this matter can be submitted to <br />the Planning Commission for its subsequent review at a public hearing. If necessary, the <br />Commission may modify or add conditions of approval to mitigate such impacts, or may <br />revoke said use permit. <br /> <br />3. If additional activities beyond that proposed in the written narrative, dated "Received <br />May 22, 1996" on file with the Planning Department, are desired, prior City review and <br />approval is required. Such modifications shall be submitted to the Planning Director, <br />who shall refer the matter to the Planning Commission if judged to be substantial. <br /> <br />4. The hours of operation of the secondhand store shall be limited to 8:00am to 8:00pm, <br />Monday through Sunday. Additional hours may be allowed subject to the approval of the <br />Planning Director. <br /> <br />5. Deliveries to the store shall be conducted only during business hours. <br /> <br />6. The applicant shall utilize her best efforts to ensure that merchandise is not left on the <br />exterior of the tenant suite. Any merchandise which has been left on the exterior <br />premises of the subject suite shall be immediately removed by store personnel. <br /> <br />7. The applicant shall install a small sign near the entry door indicating that merchandise is <br />not to be left after hours. Said sign shall be subject to review and approval by the <br />Planning Director prior to installation. The sign shall be installed prior to <br />commencement of operations. <br /> <br />8. No business signs are approved as part ofthis application. Business signs shall conform <br />to the existing approved sign program for this building. <br /> <br />9. The applicant shall obtain all building and other applicable City permits for the use and <br />structure prior to occupancy. <br /> <br />{end} <br />
