<br />Moreover, the Project provides additional housing not only to meet Pleasanton's share of <br /> <br /> <br />regional housing needs, but also to meet Pleasanton's own share of affordable housing for its <br /> <br /> <br />residents and future residents. The City Council therefore finds that the unmitigated impacts _ <br /> <br /> <br />the loss of prime agricultural land, and the potential injury/loss of lifeldamage to structures due <br /> <br /> <br />to earthquakes - are outweighed by the need to provide additional residential, commercial, and <br /> <br /> <br />office needs, to provide for a mix of different types of housing in the City, and to provide <br /> <br /> <br />adequate locations for housing of all types throughout the City. <br /> <br /> <br />B. Additional Citv Services and Facilities <br /> <br /> <br />The City Council finds that the Project provides and enhances planned additional City <br /> <br /> <br />services and facilities. For example, future developments are intended to provide one or more <br /> <br /> <br />public golf courses, additional community parks to augment the City wide system of community <br /> <br /> <br />parks and facilities, a fire station to serve the south end of Pleasanton, the extension of major <br /> <br /> <br />streets and arterials to serve the traffic needs of the community, and an enhanced public trail <br /> <br /> <br />system. The Project will also enhance the City's ability to provide an adequate transportation <br /> <br /> <br />system, adequate flood control, and other infrastructure benefits. Fees collected from <br /> <br /> <br />development will be a substantial source of funding for needed public improvements and the <br /> <br /> <br />development of new school sites. The City Council further finds that the Project will enhance <br /> <br /> <br />the City's ability to provide adequate services by providing increased property tax revenues from <br /> <br /> <br />development. The City Council therefore fmds that the unmitigated impacts - the loss of prime <br /> <br /> <br />agricultural land, and the potential injurylloss of lifeldamage to structures due to earthquakes <br /> <br /> <br />are outweighed by the need to provide additional city services and facilities. <br /> <br />2 <br />
