All newly constructed buildings shall be all-electric buildings. <br />Exceptions: If the applicant establishes there is not an all-electric prescriptive <br />compliance pathway for the building under the California Building Energy Efficiency <br />Standards, and the building is not able to achieve the performance compliance standard <br />applicable to the building under the Energy Efficiency Standards using commercially <br />available technology and an approved calculation method, then the local enforcing <br />agency may grant a modification. CONDITIONS OF APPROVAL: These Conditions of Approval shall be depicted on a <br />plan sheet(s) in the submitted plans for construction. ENGINEERING DIVISION FEES FOR SERVICE: The Engineering Division assesses <br />fees for services including plan-check, permit issuance, and inspection according to the <br />City’s adopted Master Fee Schedule. These fees are separate and distinct from fees <br />assessed by the Community Development Department (including Planning and Building <br />Division fees). The applicant is responsible for payment of all Engineering Division fees <br />prior to services rendered or permit issuance, whichever is first. ADHERENCE TO CITY STANDARDS: All public improvements shall be designed and <br />constructed in conformance with the City of Pleasanton Municipal Code and the City’s <br />adopted Standard Specifications and Details in effect at the time of issuance of the <br />permit(s). CLEAN WATER PROGRAM: Because the project creates and/or replaces more than <br />5,000 square feet (0.11 acres) of impervious surface, it is considered a Regulated <br />project according to Provision C.3.b of the Municipal Regional Stormwater NPDES <br />Permit that regulates stormwater runoff in Alameda County. The Alameda Countywide <br />Clean Water Program developed a C.3 Guidance Manual to assist applicants in <br />addressing these regulations.
