Development shall be substantially as shown on the development plans, Exhibit "A", <br />dated "Received April 1, 1996" on file with the Planning Department, except as modified <br />by the following conditions. Minor changes to the plans may be allowed subject to the <br />approval ofthe Planning Director if found to be in substantial conformance to the <br />approved exhibits. <br /> <br />2. Parcels "B" and "C" shall not be further subdivided until such time that an area-wide <br />infrastructure cost apportionment plan is developed for the North Sycamore Plan area, <br />access to the East/West collector is available pursuant to the requirements of the North <br />Sycamore Specific Plan, and until a PUD development is approved for each parcel. A <br />deed restriction or other document approved by the City Attorney shall be recorded <br />against Parcels "B" and "C" to this effect. <br /> <br />3. Parcel "B" shall be responsible for two (2) lot cost shares of the area-wide infrastructure <br />cost detailed in the North Sycamore Specific Plan. Parcel "C" shall be responsible for ten <br />(10) cost shares of the area-wide infrastructure cost detailed in the North Sycamore <br />Specific Plan. The final cost arrangement shall be consistent with the provisions of the <br />cost apportionment plan when it is approved by the City Council. The share costs shall <br />be paid at the time the final map is recorded for the subsequent subdivision of Parcels "B" <br />or "C". A deed restriction or other document approved by the City Attorney shall be <br />recorded against Parcels "B" and "C" to this effect. <br /> <br />4. Parcel "A" may not be developed in the future with any additional lots. Parcel "B" may <br />be developed in the future with a maximum oftwo (2) -15,000 sq.ft. minimum lots <br />pursuant to the requirements of the North Sycamore Specific Plan. Parcel "C" may be <br />developed in the future with a maximum of nine (9) - 12,000 sq.ft. and 15,000 sq.ft. <br />minimum lots pursuant to the requirements of the North Sycamore Specific Plan. A <br />deed restriction or other document approved by the City Attorney shall be recorded <br />against Parcels "A", "B", and "C" to this effect. <br /> <br />5. A temporary drainage easement in favor of Parcels "A" and "B" shall be recorded against <br />Parcel "C". The specific details for this easement shall be submitted in conjunction with <br />any parcel map application. The interim storm drain system on Parcels "A" and "B" shall <br />be connected to the City's storm drain system by the property owners upon demand by the <br />City after the public storm drain system has been installed in the area. A deed restriction <br />or other document approved by the City Attorney shall be recorded against Parcels "A" <br />and "B" to this effect. <br />
