Adequate public safety measures have been incorporated into the <br />design ofthe plan. <br /> <br />The public improvements associated with this project would be consistent <br />with City design standards. All on-site driveways meet City standards for <br />emergency vehicle access and turn-around. All parking areas meet City <br />standards and are adequate to handle anticipated traffic volumes. <br />Buildings are designed to meet the requirements of the Uniform Building <br />Code and other applicable City codes and all buildings would be equipped <br />with automatic fire suppression systems (sprinklers). Adequate access is <br />provided to all structures for police, fire, and other emergency vehicles. <br /> <br />G. The plan conforms to the purposes of the PUD District: <br /> <br />The proposed PUD rezoning and development plan conforms to the <br />purposes of the PUD district. One of these purposes is to insure that the <br />desires of the developer and the community are understood and approved <br />prior to commencement of construction. Another is to provide a <br />mechanism whereby the city can designate parcels and areas requiring <br />special consideration regarding the manner in which development occurs. <br />The proposed project implements the purposes of the PUD ordinance in <br />this case by providing a high density residential rental housing complex <br />that is well-designed and sited on the subject property, that fulfills the <br />desires of the applicant, and that meets the City's General plan goals and <br />policies. <br /> <br />WHEREAS, the Planning Commission finds that the proposed development plan is <br />consistent with the General Plan policies ofthe City of Pleasant on; and <br /> <br />WHEREAS, the Planning Commission determined that the site design is appropriate <br />and efficient for this type of development, and that the building's <br />architectural style, finish colors, and materials will complement the <br />surrounding projects and the Hacienda Business Park. <br /> <br />NOW, THEREFORE, THE PLANNING COMMISSION OF THE CITY OF <br />PLEASANTON RESOLVES THE FOLLOWING: <br /> <br />Section 1 <br /> <br />Recommends approval of Case PUD-8l-30-59D, the application of A.G. <br />Spanos Companies for development plan approval to construct a two- and <br />three-story, 462-unit apartment complex on an approximately 20 acre site <br />(a portion of Lot 60) located within the Hacienda Business Park, bordered <br />by Owens Drive on the north, Tassajara Creek on the east, and the <br />Alameda County Transit Corridor on the south, subject to the conditions <br />shown in Exhibit "B," attached hereto and made part of this case by <br />reference. <br />
