Resolution No. PC-96-04 Page 4 EXHIBIT "B" UP-95-75 PLANNING COMMISSION CONDITIONS OF APPROVAL I. The proposed use shall conform substantially to the site plan, floor plan, and narrative, Exhibit "A", dated "Received November 20, 1995", on file with the Planning Department, except as modified by these conditions. Minor changes to the plans may be allowed subject to the approval of the Planning Director iffound to be in substantial conformance with approved exhibits. 2. The hours of operation for the second hand shop shall be Monday through Friday 9:30 a.m. to 5:30 p.m.. Additional hours may be allowed subject to review and approval of a parking and circulation plan by the Planning Director. 3. No signage is approved as part of this application. Any proposed signage shall be reviewed and approved under separate application. 4. If operation of this use results in conflicts pertaining to parking, noise, traffic, or other impacts, at the discretion of the Planning Director, this use permit may be submitted to the Planning Commission for subsequent review at a public hearing. If necessary, the Commission may modify or add conditions of approval to mitigate such impact, or may revoke the use permit. 5. The applicant shall contact the Building and Fire Departments to determine all applicable code requirements. The applicant shall obtain all building and other applicable City permit for the use and Structure prior to occupancy. The structure must be made to conform to all applicable occupancy requirements, codes, and ordinances of the City, including handicapped access requirements. All future tenant improvements shall be included as part of this condition. 6. All deliveries shall be made on an appointment basis only during business hours. 7.
