<br />Resolution No. PC-96-0l <br />Page 5 <br /> <br />EXHIBIT "B" <br />CONDITIONS OF APPROVAL <br />VESTING TENTATIVE MAP 6832, VINTAGE AT HANSEN PARK <br />PLANNING COMMISSION <br />JANUARY 10, 1996 <br /> <br />1. Development shall be substantially as shown on the Vesting Tentative Tract Map, Exhibit <br />"A", dated "Received December 11,1995" on file with the Planning Department, except <br />as modified by these conditions. Minor alterations may be approved by the Planning <br />Director if found to be in substantial compliance with this approval. <br /> <br />2. All conditions of approval for PUD-95-4 shall remain in effect and in full force and are <br />herein incorporated by reference. <br /> <br />3. The proposed street names are subject to the review and approval by the Pleasanton Fire <br />Department, County Planning Department and the U.S. Postal Service. The final street <br />names approved for this development shall be shown on the final map prior to <br />recordation. <br /> <br />4. The proposed design of the landscaping and/or paving along Hansen Park's Black Avenue <br />frontage shall be submitted for the review and approval by the Park and Recreation <br />Commission prior to the recordation of the final map, along with the design of the other <br />proposed improvements to Hansen Park which are the obligation of the developer as <br />specified in Case PUD-95-4. <br /> <br />5. This vesting tentative map is conditionally approved and shall only become effective if <br />this project receives growth management approval within one year of the date the vesting <br />tentative map is conditionally approved. This conditional approval shall lapse ifthe <br />developer fails to record a final map prior to the expiration ofthe growth management <br />approval. <br /> <br />6. The monolithic sidewalk shown on the east side of the proposed Calle Ricardo shall be a <br />meandering sidewalk as approved with PUD-95-4, on the conceptual Hansen Park Plan. <br />The final design ofthis sidewalk shall be shown on the park improvement plans <br />submitted for the design and review by the Parks and Recreation Commission prior to the <br />recordation ofthe final map. <br /> <br />7. The project shall adhere to all of the conditions of approval listed in the attached <br />"Memorandum from the City Engineer," dated January I, 1996. <br />
