Resolution No. PC-96-0l Page 5 EXHIBIT "B" CONDITIONS OF APPROVAL VESTING TENTATIVE MAP 6832, VINTAGE AT HANSEN PARK PLANNING COMMISSION JANUARY 10, 1996 1. Development shall be substantially as shown on the Vesting Tentative Tract Map, Exhibit "A", dated "Received December 11,1995" on file with the Planning Department, except as modified by these conditions. Minor alterations may be approved by the Planning Director if found to be in substantial compliance with this approval. 2. All conditions of approval for PUD-95-4 shall remain in effect and in full force and are herein incorporated by reference. 3. The proposed street names are subject to the review and approval by the Pleasanton Fire Department, County Planning Department and the U.S. Postal Service. The final street names approved for this development shall be shown on the final map prior to recordation. 4. The proposed design of the landscaping and/or paving along Hansen Park's Black Avenue frontage shall be submitted for the review and approval by the Park and Recreation Commission prior to the recordation of the final map, along with the design of the other proposed improvements to Hansen Park which are the obligation of the developer as specified in Case PUD-95-4. 5. This vesting tentative map is conditionally approved and shall only become effective if this project receives growth management approval within one year of the date the vesting tentative map is conditionally approved. This conditional approval shall lapse ifthe developer fails to record a final map prior to the expiration ofthe growth management approval. 6. The monolithic sidewalk shown on the east side of the proposed Calle Ricardo shall be a meandering sidewalk as approved with PUD-95-4, on the conceptual Hansen Park Plan. The final design ofthis sidewalk shall be shown on the park improvement plans submitted for the design and review by the Parks and Recreation Commission prior to the recordation ofthe final map. 7. The project shall adhere to all of the conditions of approval listed in the attached "Memorandum from the City Engineer," dated January I, 1996.
