<br />Resolution No. PC-97-96 <br />Page 10 <br /> <br />33. The site shall be kept free of fire hazards from the start of construction to final inspection. <br /> <br />Police <br /> <br />34. If required by the Police Department, the building(s) shall be equipped with an alarm <br />system, the type to be approved by the Police Department and that this system shall be <br />installed prior to occupancy of the building. <br /> <br />Engineering <br /> <br />35. The applicant shall submit a final grading and drainage plan prepared by a licensed civil <br />engineer depicting all final grades and on-site drainage control measures, including <br />concrete-lined V-ditches, to protect all cut and fill slopes from surface water overflow. <br />This plan shall be subject to the review and approval of the City Engineer and/or the <br />Director of Building Inspection prior to the issuance of any building permits. <br /> <br />36. A sanitary sewer cleanout shall be installed at the front property line, unless otherwise <br />waived by the City Engineer. <br /> <br />37. The applicant shall submit a refundable cash bond for hazard and erosion control <br />prior to issuance of an Engineering or Building Department permit. The amount <br />of this bond wil\ be determined by the City Engineer. <br /> <br />38. The applicant shall grant an 8 ft. wide public service easement to the City along the project <br />frontage. The applicant shall submit a description of said easement to the City Attorney <br />and City Engineer for review and approval prior to recordation. The recordation shall be <br />accomplished prior to occupancy of the new dwelling unit. <br /> <br />39. The proposed storm drain line shall be relocated to empty in the drainage swale in front of <br />the applicant's property. In addition, the applicant shall install an energy dissipater for the <br />storm drain line. Said modifications shall be shown on the building permit plans and shall <br />be subject to the review and approval of the City Engineer and/or the Director of Building <br />Inspection prior to the issuance of any building permits. <br /> <br />40. The driveway aprons shall be designed to meet City standards and shall be subject to final <br />review and approval by the City Engineer. <br /> <br />41. Well water shall be used for landscape irrigation only. The applicant shall install and <br />maintain a pressure reducing valve behind the City water connection. Said device shall be <br />shown on the plans submitted for issuance of building permits and shall be subject to <br />review and approval by the City Engineer prior to issuance of building permits. The <br />applicant shall hire a City-authorized company to conduct an annual inspection of the <br />pressure reducing valve to ensure that it is operating satisfactorily. <br />
