<br />PLANNING COMMISSION CITY OF PLEASANTON <br /> <br />ALAMEDA COUNTY, CALIFORNIA <br /> <br />RESOLUTION NO. PC-97-95 <br /> <br />RESOLUTION RECOMMENDING APPROVAL OF A NEGATIVE DECLARATION <br />FOR THE WATER TANK PROPOSED FOR THE GREENBRIAR SYCAMORE <br />V ALLEY COMPANY DEVELOPMENT, AS FILED UNDER CASE PUD-97-03 <br /> <br />WHEREAS, Greenbriar Sycamore Valley Company has applied for PUD plan approval for a <br />Ill-unit, single-family development located on approximately 56.2::t acres ofland <br />at 530, 720, and 838 Sycamore Road; and <br /> <br />WHEREAS, zoning for the property is PUD-LDRI A (Planned Unit Development-Low Density <br />ResidentiaV Agricultural) District; and <br /> <br />WHEREAS, the project includes the construction of a 1.1 million gallon water tank and access <br />road on the Lund Ranch II property; and <br /> <br />WHEREAS, an Environmental Impact Report was prepared and certified for the North <br />Sycamore Specific Plan, but the proposed water tank was not included within the <br />scope of the EIR; and <br /> <br />WHEREAS, the Planning Commission has received and reviewed the Initial Study dated <br />October 20, 1997, and received the recommendations of staff; and <br /> <br />WHEREAS, at its meeting ofDecmeber 10, 1997, the Planning Commission received a <br />proposed negative declaration prepared for the proposed water tank; and <br /> <br />WHEREAS, a duly noticed public hearing was held at which time the public was given the <br />opportunity to comment on the environmental impacts of the proposal; and <br /> <br />WHEREAS, the Planning Commission has reviewed the potential impacts in accordance with <br />the applicable state and local guidelines governing the preparation of Negative <br />Declarations and Environmental Impact Reports; and <br /> <br />WHEREAS, the Planning Commission finds that the water tank would not have any significant <br />adverse effects on the environment. <br />
