<br />41. The owner/developer shall be responsible for the installation of a street lighting system at <br />the intersection of Trenery Drive and Martin Avenue serving this development. The street <br />lights shall be seventy (70) watt, high pressure sodium vapor units mounted on galvanized <br />steel poles with poured in place bases, on the LS-l C schedule per City requirements and <br />P.G.& E. standard details, unless otherwise specifically approved. Approval for the num- <br />ber, location, and type of electroliers shall be subject to the review and approval of the City <br />Engineer. <br /> <br />42. Any damage to existing street improvements during construction on the subject property <br />shall be repaired to the satisfaction of the City Engineer at full expense to the developer. <br />This shall include slurry seal, overlay, or street reconstruction if deemed warranted by the <br />City Engineer. <br /> <br />43. The building owner/developer's contractor(s) shall obtain an encroachment permit from the <br />City Engineer prior to moving any construction equipment onto the site. <br /> <br />Urban Stormwater Runoff Requirements: <br /> <br />44. The building owner/developer shall label all on-site storm drain inlets with the wording, "No <br />Dumping -- Drains to Bay" using City-approved methods and materials. On-site storm <br />drain facilities shall be cleaned a minimum of twice a year as follows: immediately prior to <br />October 15 and once in January. Additional cleaning may be required if found necessary by <br />the City Engineer/Director of Building Inspection. <br /> <br />45. The building owner/developer shall include erosion control/storm water quality measures on <br />the final grading plan which shall specifically address measures to prevent soil, dirt, and de- <br />bris from entering the storm drain system. Such measures may include, but are not limited <br />to, hydro seeding, hay bales, sandbags, and siltation fences and are subject to the review and <br />approval of the City Engineer/Director of Building Inspection. If no grading plan is re- <br />quired, necessary erosion control/storm water quality measures shall be shown on the site <br />plan submitted for an on-site permit, subject to the review and approval of the Director of <br />Building Inspection. The building owner/developer is responsible for ensuring that the con- <br />tractor is aware of and implements such measures. <br /> <br />46. All graded areas including building pads shall be revegetated and stabilized after completion <br />of grading. Hydroseeding shall be accomplished before September 15 and irrigated with a <br />temporary irrigation system to ensure that the grasses are established before October IS. <br />No grading shall occur between October 15 and April 15 unless approved erosion <br />control/storm water quality measures are in place, subject to the approval of the City Engi- <br />neer and/or Director of Building Inspection.
