<br />PLANNING COMMISSION CITY OF PLEASANTON <br /> <br />ALAMEDA COUNTY, CALIFORNIA <br /> <br />RESOLUTION NO. PC-97-94 <br /> <br />RESOLUTION RECOMMENDING APPROVAL OF THE APPLICATION OF EUGENE AND <br />SHIRLEY LAUER FOR PUD PLAN APPROVAL, AS FILED UNDER CASE PUD-96-16 <br /> <br />WHEREAS, Eugene and Shirley Lauer have applied for Planned Unit Development (PUD) plan <br />approval for six single-family residential lots, including one existing lot, on an <br />approximately 5. I-acre site located at 2221 Martin Avenue (northwest corner of <br />Martin Avenue and Trenery Drive; and <br /> <br />WHEREAS, zoning for the property is PUD-LDR (planned Unit Development - Low Density <br />Residential) District; and <br /> <br />WHEREAS, at its duly noticed public hearing of November 19, 1997, the Planning Commission <br />considered all public testimony, relevant exhibits, and recommendations of the City <br />staff concerning this matter; and <br /> <br />WHEREAS, the proposed PUD plan is covered by the Initial Study and Negative Declaration <br />approved for RZ-97-02, prezoning and annexation which included the Lauer <br />property; and <br /> <br />WHEREAS, the Planning Commission made the following findings: <br /> <br />1. The proposed development plan modification is in the best interests ofthe <br />public health, safety, and general welfare: <br /> <br />Full public infrastructure including public/private streets, sidewalks, and <br />utilities are present to serve the proposed lots or will be installed by future <br />owners and/ or project developers. On-site infrastructure will be installed <br />by the individual homeowner or by the project developer. <br />According to the United States Department of Housing and Urban <br />Development Flood Hazard Maps, no portion of the site will be affected by <br />the 100-year or the 500-year floods. <br />Martin Avenue would be widened from 17' 0" to 28' 0" along the site's <br />frontage, a distance of approximately 554' 0", including two travel lanes <br />and one parking lane, thereby improving circulation and safety on Martin <br />Avenue. Since an asphalt-surfaced bicycle/pedestrian trail is provided on <br />the Kaiser buffer area, between Martin Avenue and the Kaiser quarry, no <br />sidewalk will be required along the westerly side of Martin Avenue. <br />
