<br />Resolution No. PC-97-90 <br />Page 19 <br />62. The applicant shall include erosion control/storm water quality measures on the final <br />grading plan which shall specifically address measures to prevent soil, dirt, and debris from <br />entering the storm drain system. Such measures may include, but are not limited to, <br />hydro seeding, hay bales, sandbags, and siltation fences and are subject to the review and <br />approval of the City Engineer/Director of Building Inspection. The applicant is <br />responsible for ensuring that the contractor is aware of and implements such measures. <br /> <br />63. The applicant shall design the on-site drainage system for the individual lots in such a <br />manner that the stormwater runoff is filtered through a landscape area and then <br />transported through a drain inlet to the storm drainage system in the adjacent public street. <br />Additionally, the developer shall work with the City to explore the design and construction <br />of a vegetated filter in the area of the neighborhood park. The design of these details shall <br />be submitted for review and approval of the City Engineer and Planning Director prior to <br />approval of the final map. <br /> <br />64. The soils engineer shall certify the pad compactions of all lots contaInIng fill to the <br />satisfaction of the Director of Building Inspection prior to the issuance of building permits. <br /> <br />UTILITIES <br /> <br />65. All utilities required to serve any eXIstIng or proposed development on-site shall be <br />installed underground, unless otherwise determined by the City Engineer. The final design <br />of the utility systems shall be subject to the review and approval of the City Engineer. <br />Additionally, the developer shall underground the existing overhead utility lines along the <br />project's frontage on Mohr Avenue. <br /> <br />66. Electric power distribution, gas distribution, communication service, cable television, and <br />any required alarm systems shall be installed underground in a joint utility trench unless <br />otherwise specifically approved by the City Engineer or Director of Building Inspection <br />for on-site. <br /> <br />67. The developer's contractor(s) shall obtain an encroachment permit from the City Engineer <br />prior to moving any construction equipment onto the site. The haul route for all materials <br />to and from this development shall be approved by the City Engineer prior to the issuance <br />of an encroachment permit. All construction traffic shall enter the site from an entrance at <br />the south side of the development, i.e. Busch Road and Valley Avenue. <br /> <br />68. The existing sanitary sewer line shall be relocated from within the proposed neighborhood <br />park to the right-of-way of a project street and shall be constructed using VCR pipe. All <br />other sanitary sewer piping shall be constructed using a minimum 8" SDR26 pipe. All <br />sanitary sewers shall be interconnected. <br />
