<br />Resolution No. PC-97-85 <br />Page 5 <br /> <br />EXHIBIT liB" <br />Conditions of Approval <br />Vesting Tentative Map 6947 <br /> <br />1. Development shall be substantially as shown on the development plans, Exhibit "A", <br />(dated "Received October 2, 1997") on file with the Planning Department, except as <br />modified by the following conditions. Minor changes to the plans may be allowed <br />subject to the approval of the Planning Director if found to be in substantial conformance <br />to the approved exhibits. <br /> <br />2. All conditions of approval ofPUD-97-08 shaH remain in fuH force and effect, except as <br />modified by these conditions. <br /> <br />3. This vesting tentative map is conditionally approved and shaH only become effective if <br />this project receives growth management program approval within one year of the date <br />the vesting tentative map is conditionaHy approved. This conditional approval shall lapse <br />if the developer fails to record a final map prior to expiration of the growth management <br />approval. <br /> <br />4. All project improvements e.g. private streets and sidewalks, motor courts, water, sewer <br />and storm drain lines, perimeter landscaping, walls, and fences, shall not be phased <br />(except as required by the POD), nor may multiple final maps be filed. All project <br />improvements shall be completed prior to occupancy of any residential units. All project <br />improvements required for the office building shaH be completed prior to occupancy of <br />that building. <br /> <br />5. The developers shall provide all buyers with copies of the project conditions of approval. <br /> <br />6. The developers shaH provide automatic opening sectional roll-up garage doors throughout <br />the project, as approved by the Director of Building Inspection and Planning Director. <br /> <br />7. The developers shaH record at the time of recordation of the final map reciprocal access, <br />parking, use, and utility easements with maintenance and repair responsibilities clearly <br />defined among all (future) parcels unless otherwise approved by the Planning Director. <br />These easements shall be defined in terms of extent of use and size and shall include the <br />foHowing: <br /> <br />a. Parcel A shall be held by the residential homeowners' association. Reciprocal <br />access and utility easement (if necessary), between the office parcel and residential <br />parcels shaH be recorded across Parcel A. The owner/tenants of the office building shall <br />have no access or use easements over the tot lot or other common landscape areas <br />intended for residential use. <br />
