<br />Resolution No. PC-97-82 <br />Page 3 <br /> <br />EXHffiIT "B" <br />CONDITIONS OF APPROVAL <br />OCTOBER 8, 1997 <br />AP-97-6/Z-97-127 - 6719 CORTE SANTA MARIA <br /> <br />1.) Development shall be based on the site plan, pictures, and landscape plan dated "Received <br />October 3,1997", Exhibit "A" except as modified herein. Minor modifications may be <br />approved by the Planning Director if found to be in substantial compliance with this <br />approval <br /> <br />2.) Tree #1 shall be left in its 24-inch box container until such time as it would reach an <br />installed height often (10) feet. <br /> <br />3.) The IS-gallon trees shall be installed in 24-inch box containers and placed in their required <br />locations. These trees shall be left in the 24-inch box containers until such time as they <br />would reach an installed height often (10) feet. <br /> <br />4.) Two (2) five gallon Pittisporum tobira shall be planted on a one (1) foot + high earth <br />mound at the western edge ofthe existing Photina hedge. <br /> <br />5.) The trees shall be located in their proximate locations and the adjacent neighbors shall be <br />given 48 hours notice to review and comment on the final location. The final locations of <br />the trees shall be based on any comments received by the neighbors during this 48-hour <br />review period. At a minimum, all trees should be a minimum of four (4) feet from the <br />adjacent property line. Should a discrepancy arise in determining the location of the trees, <br />the Planning Director shall determine the final location. <br /> <br />6.) A privacy lattice screen with opaque shade cloth, or other screen device approved by the <br />Planning Director, shall be installed from the base of the floor to the underside of the roof <br />along the easterly elevation of the play structure. <br /> <br />7.) Within 30 days following this approval, the landscape plan and any improvements to the <br />structure shall be completed. <br /> <br />8.) All landscaping and the play structure shall be maintained in good conditions at all times. <br />Should any of the required plants die, they shall be replaced at the earliest possible time <br />but not later than 30 days. <br /> <br />9.) Any future property owner shall be informed of this approval and shall be informed that <br />these conditions of approval run with the title of the property and are, thus, applicable to <br />all future property owners. In the event that a future property owner removes any of the <br />required landscaping, the play structure shall be immediately removed. <br /> <br />{end} <br /> <br />===================================================================== <br /> <br />Conditions of Approval <br />
