<br />Resolution No. PC-97-7~ <br />Page 3 <br /> <br />EXHmIT "B" <br />Conditions of Approval <br />Case PUD-81-30-72D <br /> <br />1. Development shal1 be substantial1y as shown on the development plans, colorboard, and <br />related materials, Exhibit "A", dated "Received August 8, 1997" on file with the Planning <br />Department, except as modified by the following conditions. Minor changes to the plans <br />may be al10wed subject to the approval of the Planning Director if found to be in <br />substantial conformance to the approved exhibits. <br /> <br />2. The applicants shall obtain all building and other applicable City permits for the project <br />prior to the commencement of construction. <br /> <br />3. The developer shal1 pay any and al1 fees to which the property may be subject prior to <br />issuance of building permits. The type and amount of the fees shall be those in effect at <br />the time the building permit is issued. <br /> <br />4. The trash enclosure shall match the design and colors of the building. The applicants shall <br />include trash enclosure elevations on the plans submitted for issuance of building permits. <br />Said plans shal1 be subject to review and approval by the Planning Director prior to <br />issuance of building permits. Trash containers shall be stored within the enclosure at all <br />times, except when being unloaded. <br /> <br />5. The applicant shall effectively screen from view all ducts, meters, air conditioning <br />equipment, and any other mechanical equipment, whether on the structure, on the ground, <br />or on the roof, with materials architecturally compatible with the main structure. <br />Screening details shal1 be shown on the plans submitted for issuance of building permits, <br />the adequacy of which shall be determined by the Planning Director. All required <br />screening shall be provided prior to occupancy. <br /> <br />6. All mechanical equipment shall be constructed in such a manner that noise emanating from <br />it will not be perceptible beyond the property plane of the subject property in a normal <br />environment for that zoning district. <br /> <br />7. The applicant shal1 submit a final lighting plan for the building and the site for the review <br />and approval of the Planning Director prior to issuance of building permits. Lighting shall <br />be directed away from adjacent sites. <br /> <br />8. A comprehensive sign program shall be submitted to the Planning Director for review and <br />approval. Said sign program shall include the specific details for each sign (i.e., colors, <br />materials, illumination, etc.) and shall comply with the Hacienda Design Guidelines. <br />
