<br />Resolution No. PC-97-73 <br />Page 4 <br /> <br />Exhibit "B" <br />Conditions of Approval <br />UP-97-54 and Z-97-203 <br /> <br />1. The installation of the GTE Mobilnet antenna extension on top of the Cellular One <br />monopole and construction of the GTE Mobilnet equipment building shall substantially <br />conform to the site plan and elevations, Exhibit "A", dated "Received August 1, 1997" on <br />file with the Planning Department, except as modified by the following conditions. Minor <br />changes to the plans may be allowed subject to the approval of the Planning Director if <br />found to be in substantial conformance to the approved exhibits. <br /> <br />2. The applicant shall pay any and all fees to which the property may be subject prior to <br />issuance of tenant improvement permits. The type and amount of the fees shall be those in <br />effect at the time the permit is issued. <br /> <br />3. All utilities required to serve the antenna site and equipment building shall be installed <br />underground. The applicant shall secure a recorded utility easement for the underground <br />cable between the monopole and equipment sites before issuance of a building permit. <br />Evidence of the easement shall be provided to the Planning Director and Director of <br />Building Inspection before issuance of a building permit. <br /> <br />4. Final inspection by the Planning Department is required prior to use. <br /> <br />5. This conditional use permit and design review approval will lapse within one (I) year from <br />the date of approval unless a building permit is issued and construction has commenced and <br />is diligently pursued toward completion or an extension has been approved by the City. <br /> <br />6. The applicant shall pay its pro-rata share of the mutual benefit district to finance street <br />improvements to Old Santa Rita Road and the assessment district to finance construction of <br />the area's storm sewer before issuance of a building permit. <br /> <br />7. The cable to be installed on the Cellular One monopole between the GTE's antenna and <br />equipment building shall be painted to match the exterior color of the Cell-One monopole. <br />The color shall be designated on the building permit plan set for review and approval by the <br />Planning Director before issuance of a building permit. <br /> <br />{end} <br />
