<br />Resolution No. PC-97-72 <br />Page 4 <br /> <br />EXHffiIT B <br />Conditions of Approval <br />Case UP-97-49 <br />Hospital Consortium Educatiou Network <br /> <br />I. The continuing education facility be substantially as shown on the development plans and <br />operated in accordance with the applicant's statement, Exhibit "A" (dated "Received July <br />25, 1997"), on file with the Planning Department, except as modified by the following <br />conditions. Minor changes to the plans and the operation may be allowed subject to the <br />approval of the Planning Director if found to be in substantial conformance to the <br />approved exhibits <br /> <br />2. No more than two classes with a maximum of 40 students and two teachers may be held <br />at anyone time, as indicated in the applicant's statement. Classes shall end no later than <br />9:00 pm for any evening class. If, at any time in the future, the activities of the education <br />facility deviate from the description in Exhibit A or as indicated herein, the Planning <br />Director may refer the matter to the Planning Commission for subsequent review at a <br />public hearing. If necessary, the Commission may modifY or add conditions of approval <br />to mitigate any impacts, or may revoke said conditional use permit. <br /> <br />3. If operation of this use results in conflicts pertaining to parking, noise, traffic, or other <br />impacts, at the discretion of the Planning Director, this conditional use permit may be <br />referred to the Planning Commission for subsequent review at a public hearing. If <br />necessary, the Commission may modifY or add conditions of approval to mitigate such <br />impacts, or may revoke said conditional use permit. <br /> <br />4. The applicant shall maintain the area surrounding the education facility in a clean and <br />orderly manner at all times. <br /> <br />5. The applicant shall apply for and obtain all applicable City permits for the facility prior to <br />the commencement of business, including a City business license and zoning certificate. <br /> <br />6. The applicant shall apply for sign review approval consistent with the comprehensive sign <br />program of the Gateway Square shopping center. <br /> <br />7. At no time shall balloons, banners, pennants, or other attention-getting devices be utilized <br />on the site except as allowed by Section 18.96.060K of the Zoning Ordinance for grand <br />openings or by Section 18.116.040 of the Zoning Ordinance if approved by temporary <br />conditional use permit as part of a decorating plan in conjunction with shopping center <br />promotional events. At no time shall spot lighting be used after 10:00 PM in conjunction <br />with such grand openings and/or promotional events. <br /> <br />{end} <br />
