<br />Resolution No. PC-97-70 <br />Page 5 <br /> <br />EXHmIT "B" <br />PLANNING COMMISSION CONDITIONS OF APPROVAL <br />PUD-85-15-9M - RESIDENTIAL USE <br />AT THE BERNAL ADOBE SPECIAL EVENTS CENTER <br />1780 FOOTHILL ROAD <br /> <br />1. All conditions of approval affecting the subject property shall remain in effect and in full <br />force except as modified by this approval. <br /> <br />2. Conditions #1, #2, #3, #5, #7, #8, #9, #10, #11, #12, #14, and #15 of Ordinance No. 1417 <br />are hereby deleted. <br /> <br />3. A landscape plan shall be submitted to the Planning Director for review and <br />approval which shows the elimination of the existing driveway and parking lot <br />behind the Bernal Adobe. The landscape plan shall include provisions to <br />improve the landscaping along Golden Eagle Way. The landscape plan shall <br />include a fencing plan subject to the provisions ofthe Golden Eagle Farm Design <br />Guidelines. <br /> <br />4. All improvements required by the landscape and fence plan shall be completed within six <br />(6) months of approval of said plan. <br /> <br />5. All future uses and development shall be governed by the requirements of the Golden <br />Eagle Farm Custom Lot Design Guidelines and Development Standards. <br /> <br />6. The development of any future structures or any modifications to the existing Bernal <br />Adobe shall be done in a matter which is sensitive to the historic character of the building. <br />Any additions or alterations to the Bernal Adobe shall require design review approval. <br />The Planning Director may refer any such application to the Planning Commission ifthe <br />modification is determined to be significant. <br /> <br />{end} <br /> <br />---..-.-.--...-------- ----------------- --- <br />
