A final landscape plan and irrigation plan shall be submitted to and approved by Planning <br />Director as part of the building permit plan set prior to issuance of an on-site permit. <br />Said landscape plan shall be consistent with the approved landscape plan plus any <br />conditions of approval, and shall be detailed in terms of species, location, size, quantities, <br />and spacing. Said landscape plan shall include the following: <br /> <br />a. At least 75% of the proposed tree, shrub, and groundcover species indicated in <br />the proposed plant palette shall be selected from and be consistent with the plant species <br />listed in the Bernal Corporate Park design guidelines (between pages 18 and 19). <br /> <br />b. Design and installation details for all hardscape, furniture, seatwalls, etc. shall be <br />indicated on the final landscape plan. <br /> <br />c. Design and installation details for an art piece, if provided, shall be included in the <br />final landscape plan or prior to installation. <br /> <br />9. A Raywood Ash of at least 15 gallon size shall be located on the northeastern berm in the <br />parking lot. <br /> <br />10. The three Birch trees clustered to the northwest of the entrance shall be 36" box in size. <br /> <br />11. The two London Plane trees at the at the northeast driveway entrance, as well as one <br />London Plane tree around each berm located in the parking lot, and the two London Plane <br />trees beside the northwestern property line, shall be 24" box in size. <br /> <br />12. All trees used in landscaping shall be a minimum of 15 gallons in size. <br /> <br />13. All shrubs used in landscaping shall be a minimum offive gallons in size, unless otherwise <br />shown on the approved landscape plan. <br /> <br />14. The developer shall provide at least one outdoor seating area or bench within 45' of the <br />front entrance which meets the design guidelines for Bernal Corporate Park. <br /> <br />15. Six inch vertical concrete curbs shall be installed between all paved and landscaped areas. <br /> <br />16. The developer shall provide root control barriers and four inch perforated pipes for <br />parking lot trees, street trees, and trees in planting areas less than ten feet in width, as <br />determined necessary by the Planning Director at the time of review of the final landscape <br />plans. <br />
