<br />Resolution No. PC-97-57 <br />Page 8 <br /> <br />36. A sanitary sewer sampling manhole shall be provided on each of the sanitary sewer <br />lateral from each building, unless otherwise waived by the Director of Building <br />Inspection. <br /> <br />37. Prior to issuance of a building permit, the applicant shall pay the applicable Zone 7 and <br />City connection fees and water meter cost for any water meters, including irrigation <br />meters. Additionally, the developer shall pay any applicable DSRSD sewer permit fee. <br /> <br />Fire <br /> <br />38. The applicant shall post address numerals on the building so as to be plainly visible from <br />all adjoining streets or driveways during both daylight and night time hours. <br /> <br />39. The development shall meet all requirements of the Pleasanton Fire Code (Chapter 20.24 <br />of the Pleasanton Municipal Code). <br /> <br />40. The site shall be kept free of fire hazards from the start of construction to final inspection. <br /> <br />Engineering <br /> <br />41. The applicant shall submit written verification that a private storm drain easement over <br />the lot located to the north of the subjects site has been secured and recorded. <br /> <br />42. The developer shall install street frontage improvements per Chapter 19.40.010 of the <br />Pleasanton Municipal Code and to the satisfaction of the City Engineer. These <br />improvements may include, but are not necessarily limited to, grading, curb and gutter, <br />sidewalk, paving, storm drain, sanitary sewer, water facilities, street lighting, <br />underground utilities, traffic control devices, landscaping, and automatic irrigation <br />systems. <br /> <br />43. The applicant shall submit a final grading and drainage plan prepared by a licensed civil <br />engineer depicting all final grades and on-site drainage control measures, including <br />concrete-lined V -ditches, to protect all cut and fill slopes from surface water overflow. <br />This plan shall be subject to the review and approval of the City Engineer and/or the <br />Director of Building Inspection prior to the issuance of any building permits. <br /> <br />44. The applicant shall grant an easement to the City over that portion of the parcel needed <br />for public service easements (P.S.E.) and any other easements which may be designated <br />by the City Engineer. <br /> <br />45. The haul route for all materials to and from this development shall be approved by the <br />City Engineer prior to the issuance of an encroachment permit. <br />
